Job summary

APEX is seeking a Project Manager to support the Acquisition and Rehabilitation team on active rehabilitation projects in affordable multifamily housing. The role focuses on front-end due diligence, scope development, budget and schedule management, and coordination with design teams and contractors.

You will conduct on-site inspections, manage approvals with housing authorities and lenders, and ensure regulatory compliance while maintaining safety on all sites.

Qualifications

• Bachelor’s degree in engineering, architecture, or construction management.
• Hands-on experience with occupied apartment renovation projects.
• 3+ years of experience in construction management; multifamily experience preferred.
• Ability to read, understand and value engineer construction documents.
• Willingness to travel as needed.

Responsibilities

• Perform Front-end Due Diligence, analyzing property condition reports, environmental issues, and sub-consultants.
• Assist in developing scope, budget, schedule, and logistics plans; manage execution during active construction phases.
• Produce accurate reporting of construction progress, issues, and budget compliance for leadership.
• Identify deferred maintenance and necessary capital improvements based on experience and site assessments.
• Propose solutions to address deficiencies and satisfy regulatory requirements.
• Assist with sourcing and managing the Design Team, Vendors and Contractors.
• Coordinate development of architectural and engineering plans and specifications.
• Ensure permitting approvals meet project schedules and regulatory requirements.
• Conduct frequent on-site inspections and oversee quality control of construction tasks.
• Escort stakeholders through sites for status reviews and draw meetings.
• Ensure safety guidelines for contractors and residents are followed on all sites.

• Assistwithdevelopingdetailedscope,budget,schedule,andlogisticsplans; manage execution of referenced plans during active construction phases.
• Produceaccuratereporting of construction progress, active oranticipatedissues, and budgetary compliance for distribution to teammates and senior leadership.
• Identifyandqualifydeferred maintenance, building deficiencies and necessary capital improvements based onpriorprofessional experienceand vendorsite assessments.
• Propose solutions to solve building deficiencies andsatisfyregulatory requirements.
• Assistwith sourcingand managingthe Design Team, Vendors and Contractors.
• Manage the development of architectural and engineering plans, and specifications.
• Be accountable forpermittingapprovals by localjurisdictionsas it relates to the project schedule, and satisfaction of all code and regulatory requirements of stakeholders including Housing Authorities, lenders, and HUD.
• Coordinate contractor access, logistic items, utility shutdowns and notices with our Operations and Property Management staff.
• Conduct frequenton-sitephysical inspectionsof active construction projects.
• Oversee quality control of construction tasks, perform pre-and post-construction acceptance reviews.
• Escort design team, lenders, and other project stakeholders through construction sites to perform status reviews and draw meetings.
• Ensure safety guidelines for contractors, and residents, are followed on all job sites.

Qualifications

• Bachelor’s degree, preferablyin engineering, architecture, or construction management.
• Organizational skills; the abilitymanageyour time, focus and communicate with clarity.
• Hands-on experience with occupied apartment renovation projects.
• 3+years of experience in construction management, multifamily experience preferred.
• The ability to read,understandand value engineer construction documents.

• Proficiencyin Microsoft Excel and Word.
