Job summary

HarperGC in Asheville, NC is seeking a Senior Project Manager to join with the Superintendent to lead project teams, ensure safety, maintain schedule, and deliver quality projects with profitable outcomes.

You will serve as the primary contact for Owners, Engineers, and Architects, oversee critical decisions, manage preconstruction tasks, and drive adherence to project commitments while coordinating with subcontractors and trade partners on complex construction efforts.

Summary/Objective:

Promotes the company mission statement by joining the Senior Project Manager (SPM) and Superintendent to form a team who collaborate to create a safe work environment, build a quality project, and keep projects on schedule while earning a fair and reasonable profit.


Essential Functions:


  • Serve as the main point of contact for the Owner, Engineer, and Architect.

  • Oversee the project to make all critical project decisions.

  • Estimating and Preconstruction:

    • Effectively assist with estimating, scheduling, and interviewing for project pursuits.

    • Work with Estimators to finalize project preconstruction deliverables and estimates. This includes:

      • Executive Summary.

      • Schedule of Values.

      • Qualifications and Clarifications.

      • Allowances.

      • Project Schedule.

      • General Conditions.

      • Three quotes on each scope.

      • Value Engineering.





  • Produce, collect and process all pay applications and invoices for the project, for trade partners, vendors and Owners.

    • Includes collections and payments.



  • Ensure the creation, approval, and management of:

    • Owner contracts.

    • Subcontracts, POs, and FSAs.

    • Cost controls/project financials

    • Project engineering – submittals, RFI’s, document management, etc.



  • Ensure proper project decisions with Superintendent to ensure timely and appropriate decisions related to the field.

    • These involve the following:

      • Schedule.

      • Deliveries.

      • Logistics, staging and phasing.

      • Quality control.

      • Employee staffing levels.





  • Responsible for communication with Owner and Architect/Engineer related to office and field issues.

    • This includes:

      • Understanding issues and assisting in resolution.

      • Knowing the proper time to involve Owners and Architects/Engineers.





  • Leadership regarding BIG 6:

    • Safety/SOAR.

    • Core.

    • Procurement/scheduling.

    • Pre-Install meetings.

    • Exterior skin systems meetings.

    • No strike utility plan.



  • Oversee the Project Safety Requirements along-side Superintendent.

    • Ensure Harper safety requirements are explained, implemented, and demonstrated.

      • Project specific safety pre-planning.

      • Develop project site specific SOAR Orientation document.

      • Soar Implementation (if allowing other Harper staff to conduct orientations ensure proper message and execution of the document.)

      • OSHA standards are understood and followed.

      • Weekly Toolbox Talks with all active trades.

      • Safety Stand down Training as necessary.

      • Participate in the timely and effective investigations of all incidents including injuries, property damage, behavioral issues and near misses.

      • Weekly site safety inspections in Procore





  • Ensure and is responsible for creating Schedules along-side Superintendent.

  • Ensure and is responsible along-side the Superintendent to determine the sequencing of the work.

  • Develop and manage – takes the lead – on project QAQC (has passion).

    • QA example:

      • Pre-installation meetings.



    • QC example:

      • Visual and documents inspections of work in place.





  • Oversee coordination of all Trade Partners.

    • This involves the following:

      • Project site specific logistics/use including associated rules.

      • Scheduling of each trade (who goes where and when to start).

      • Developing and implementing recovery strategies to maintain project schedule.

      • Clarifications of design versus installation (RFI’s)

      • Schedule for the trades (durations and commitments of durations)





  • Manage office personnel to ensure staff development.

    • This includes APMs, Project Engineers, and Interns.

    • Also includes assisting in the development of Superintendents and Field Staff.



  • Ensure proper project set-up in Procore.

  • Ensure project data is kept current and accurate.

  • Develop and implement working relationship with Safety Manager.

  • Assist Owner and Design teams in obtaining required permits.

  • Assist the Superintendent on implementation of inspections for the project.

  • Project reporting:

    • Owner monthly reports.

    • Monthly job costs status reports.



  • Ensure proper project close out including required documentation to

  • Ensure by documenting and executing a proper Harper punchlist prior to inviting Owner and Design Team

  • Have knowledge and enforce compliance of local building codes per

  • Have knowledge of the required compliance of all ADA code requirements

  • Procore

    • Fill-In Daily Log.

    • Read commitment scopes of work and understand content.

    • Navigate and understand how to utilize directory.

    • Utilize and understand all functions of the drawings tab.

      • Recent drawings.

      • Overlay function of previous drawings.

      • Attachments to drawings.



    • Create inspections.

    • Know where and how to utilize information from meeting minutes.

    • Create and track an observation.

    • Utilize the photos application.

    • Create and maintain the punch list.

    • Create an RFI for review by Superintendent and seek RFI information where applicable.

    • Know where to find the schedule, read and understand.

    • Understand how to navigate and seek information from the Specs tool and Submittals.

    • Enter your time sheet in Procore.

Supervisory Responsibilities:

Work Environment:

This position is required to work in a variety of conditions relative to construction jobsite environments and must be able to perform the physical requirements of the job, as assigned. Exposure to weather, heat, etc. is expected.


Physical Demands:

Weather and climate conditions will vary throughout the progress of a project and the PM must be able to inspect all ongoing construction activities over the duration of the assigned project.This role requires walking over varied terrain, climbing, stooping, bending, and lifting. Lifting requirements vary from minimal loads to heavy; but help is always available with heavier loads.Inspection for quality, consistency and completeness of work frequently requires climbing ladders, stairs, and scaffolding.


Travel Required:

Travel to/from multiple jobsites, projects, and offices. Minimal overnight or weekend travel required.


Education and Experience:


  • Minimum 5 years of Project Management experience.

    • Includes 5 plus years as an APM.



  • Scheduling:

    • Understand and create an Overall Project Schedule.

      • Includes understanding critical path and milestone dates.



    • Understand and update an active Construction Schedule.

      • Includes understanding the critical path and its changes.



    • Lead a pull schedule and update Work Plan.

    • Understand material delivery dates and when they are required.



  • Can effectively navigate and resolve conflicts regarding design.

    • With Trade Partners.

    • With Arch/Engineers.

    • Knows when to RFI an issue or resolve effectively.



  • Can effectively run a Trade Partner coordination meeting.

    • Includes setting an agenda and maintaining it.

    • Understands critical issues for meeting.

    • Runs the meeting effectively.



  • Can effectively run OAC meeting.

    • Includes setting an agenda and maintaining it.

    • Understands critical issues for meeting.

    • Assists in running the meeting effectively where required.



  • Can effectively solve clashes and conflicts of building systems in a manner that does not compromise the engineered basis of design.

    • Knows when documentation is required related to drawing and specification updates and/or cost impacts.



  • Develop and manage an effective QAQC program.

  • Manage a project utilizing BIM technologies:

    • Coordinate a 3dD design for conflicts.

    • Coordinate a 3D design layout in the field.

    • Utilize BIM Glue and Navisworks software when appropriate to assist in the BIM process on a project.



  • OSHA 30 certified.

  • Proven track record of a strong safety culture on the jobsite – is a leader in safety.

  • Has experience building from the ground up on more than 2 projects minimum.

  • Understands construction means and methods for all scopes of work.

  • Can communicate and develop relationships with City, Local Agencies and Utility representatives.

  • Demonstrates a thorough and detailed understanding of:

    • Plans.

    • Specs.

    • General Conditions.
