Job summary

Highlander Consultants seeks a Project Manager to lead exterior renovation, building envelope, and structural repair projects for condominium associations in Jacksonville, Florida. You will work with boards, administer contracts, track budgets, and coordinate vendors.

Prior CAM or condominium association experience is preferred; candidates without construction background will be trained. This full-time role requires daily travel within Northeast Florida and occasional travel to South Georgia.

Qualifications

  • Three or more years in CAM or construction PM-related roles.
  • Florida CAM license preferred.
  • Experience with contracts, budgets and vendor management.
  • Willingness to learn exterior building envelope systems; training provided.
  • Proficient in Microsoft Office.

Responsibilities

  • Lead progress meetings with owners, association boards, property managers and contractors.
  • Administer construction contracts, submittals, RFI, change orders and pay applications.
  • Track schedules, budgets and open items; report status to clients and leadership.
  • Present findings and recommendations at association board meetings.
  • Manage assigned projects from preconstruction through final closeout.
  • Conduct site observations and document workmanship and deficiencies.
  • Coordinate with engineers and field technicians on technical issues.
  • Prepare punch lists and verify completion of corrective work.
  • Support bid services and bid tabulation processes.
  • Maintain project records and correspondence per standards.
  • Work well in a team and also autonomously to achieve outcomes.
  • Represent the firm professionally with clients, contractors and design professionals.

Community Association Managers: This Role Is Built for You
If you are a licensed CAM with condominium association experience, you already know at least half of this job. You work with condominium boards. You manage contracts, budgets, vendors, and maintenance programs. You understand reserve studies and how associations plan and pay for major projects. That knowledge is exactly what this position requires, and it is the hard half to learn.
The other half is construction oversight, and we will teach you that. You will work alongside our engineers and field staff on real projects, and most managers are running their own projects well within their first year. You do not need a construction background to apply. Prior CAM experience is directly qualifying, and this position is a significant step up in both responsibility and compensation from most portfolio and on-site management roles.

This is a full time position based at one of our offices in Jacksonville, Florida. Daily travel within Northeast Florida is required, with additional project work in South Georgia and occasional regional travel.

Compensation and Benefits
The salary range for this position is $60,000 to $90,000 per year, commensurate with experience. Benefits include a 401(k) plan, health insurance, dental insurance, vision insurance, and company paid life insurance.
Standards for this Position

  • Three or more years of community association management, construction project management, or closely related experience.
  • Florida CAM license with condominium association experience is strongly preferred.
  • Working knowledge of contracts, budgets, and vendor management. Familiarity with reserve studies and association funding is a plus.
  • Willingness to learn exterior building envelope systems, including roofing, stucco, waterproofing, windows, doors, balconies, and railings. We provide training; prior construction experience is helpful but not required.
  • Ability to read construction documents and specifications, or willingness to learn with our training.
  • Proficient in Microsoft Office, including Word, Excel, and Outlook.
  • Excellent written and verbal communication skills, with strong attention to detail.
  • Valid driver's license and reliable transportation.
  • Degree in business, construction management, or a related field is preferred. Equivalent experience will be considered.
  • Florida general contractor license, OSHA 30, or similar credentials are a plus.
