Must have PM experience in construction, supervise engineers and interns, and drive safe, compliant project execution. This role offers growth in a fast-growing Bay Area company with direct leadership exposure.

Qualifications

Responsibilities

  • Develops and administers project budgets and contracts, and oversees cost estimating and value engineering.
  • Monitors subcontractor work and ensures compliance with contract requirements, costs, schedules, and client satisfaction.
  • Manages construction issues, consults experts, and maintains project safety and quality.
  • Reviews designs and drawings, advises clients on achieving required results, and ensures design compliance.
  • Leads meetings, delegates tasks, and mentors team to meet project goals.
  • Prepares progress reports and coordinates with the Superintendent for scheduling and delivery.

Job Description

The Project Manager Position oversees the construction and delivery of construction projects and is the primary point of contact with the client. This also includes contract preparation, on-site coordination, quality control, and all aspects of contract management. Project Managers communicate directly with subcontractors concerning project cost, staffing, and scheduling. They prepare project status reports to ensure plans adhere to contract specifications.


Must have Project Manager experience in the construction industry.

Responsibilities

Essential Functions

Essential duties and responsibilities include but are not limited to:


  • Develops and administers project budgets and contracts, executes project cost estimating and value engineering, as appropriate.
  • Monitors and coordinates work performed by subcontractors to ensure compliance with project contract requirements, from costs and schedules to proper execution of work, to the contract provisions and client’s satisfaction.
  • Manages difficult construction issues, consults with subject matter experts to identify solutions to minimize risks, but maintains the integrity and safety of the project.
  • Reviews design, architectural drawings, and building specifications and advises clients on how to achieve required results.
  • Ensures project operations are in compliance with design specifications.
  • Reviews and approves change orders and subcontractor invoices, requisitions, and other project billings for payment with the Project Accountant.
  • Holds project team meetings, delegates, and holds team accountable to complete their responsibilities through support, collaboration, and mentoring.
  • Manages construction progress, schedule, and overall compliance with contract and construction requirements along with the Project Superintendent.
  • Reviews submittals for compliance with the drawings and specifications and tracks and process to the owner’s consultants for review and approval.
  • Maintains all drawing logs, submittals, samples, and correspondence of projects.
  • Reviews and makes recommendations for change order work.
  • Reviews and collaborates with Superintendent to schedule proper work sequencing to manage project delivery per the contract agreements.
  • Serves as a Representative of the company in a professional and conscientious manner.
  • Executes and delivers to Client all closeout documents, warranties, operating manuals, and maintenance manuals upon project completion.
  • Prepares and presents project operational reports as required by company ownership or VP of Construction Operations.
  • Works with the Superintendent to ensure corporate safety policies and procedures are being adhered to.

Supervisory Responsibility

  • This position has supervisory responsibility, direct and indirect, over Project Engineers, Interns, and other staff assigned to the project.
  • Assist the Project Manager in developing Project Engineers to be the next generation of Singular Builders.
  • Demonstrates a strong work ethic and ownership of the project.
  • Presents a professional, positive attitude, creating a dynamic collaborative team environment.

Qualifications

  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field from an accredited U.S. college or university is required.
  • 5+ years of industry General Contract construction project operational management experience with developing leadership for all sizes and types of project scopes.
  • Demonstrated and proven reputation for being client-focused.

  • Methods, materials, equipment, and techniques of design and construction
  • Business and management standards involved in planning, resource allocation, production methods, and coordination of people and resources
  • Layout, surveying, scheduling, drawings, and construction sequence

  • Ability to read schematics, blueprints, drawings, and technical manuals.

  • Offer technical guidance and/or supervision to architects, structural engineers, and independent building contractors.
  • Take charge of contract compliance to execute to the Client’s satisfaction.

  • Use applicable computer programs (Word, Excel, MS Project, Bluebeam, Building Connected, and Estimating Software, etc.), as well as specialized software used for construction management.
  • Create succinct and clear oral and written presentations, especially pertaining to construction estimates, schedules, and services.
  • Confront issues, make decisions, and resolve conflicts.
  • Establish partnerships and foster relationships with co-workers, subcontractors, and owners to support their success.
  • Analyze problems, evaluate alternatives, and develop and implement sound courses of action in areas of responsibility.

Position Type/Expected Hours of Work


  • This position regularly requires long hours and must be willing to work weekends and evenings as driven by the project schedule.
  • Can expect to work outdoors in all kinds of weather and under risky conditions.
  • Physical requirements – Must be able to access and navigate all areas of the construction site.
  • Must be able to lift up to 40 pounds at times.

Travel

  • Travel is primarily local during the business day.
