Job summary

AmConCorp is seeking a Project Manager to coordinate project resources from start to finish, ensuring budget and Owner expectations are met. The PM will manage scope, schedule, risk, insurances, and quality, while leading internal teams and coordinating with owners, architects, and subs.

Ideal candidate holds a bachelor’s degree (preferred) with 5–8+ years in construction, and familiarity with Procore and Microsoft Office to optimize project setup, execution, and closeout.

PROJECT MANAGER
Reports To: Director of Operations

SUMMARY

The Project Manager is responsible for coordinating and managing all necessary resources throughout the entire project, from start-up through closeout. The PM shall ensure that the Owner's/AmConCorp's expectations and budgetary guidelines are met or exceeded. The PM manages the project from beginning to end including: budget, costs, schedule, risk management, insurances, general work performance and quality, and overall progress against the plan.

GENERAL RESPONSIBILITIES
  • Lead and Communicate with Field Supervision, Subcontractors and Vendors to assist them in working to the Project Schedule.
  • Represent AmConCorp with Owner(s), Architects, Consultants, Government Authorities, Vendors and Subcontractors in a courteous and professional way.
  • Administer financial aspects of the Owner's contract, subcontracts, and purchase orders
  • Manage multiple projects depending on size, complexity, and type
  • Foster team approach internally
  • Follow internal construction practices. REQUIREMENTS
  • Bachelor's degree in applicable discipline preferred
  • 5-8+ years of related experience in construction industry

  • Experience with the following preferred: ground-up and fit-outs, occupied spaces, retail spaces,
    restaurants, corporate interiors, etc.
  • Experience working with Procore preferred

  • PROJECT SET UP: Ensure That Proper Tools Are in Place Prior To The Beginning of a Project
  • Develop comprehensive understanding of project strategy and deploy this throughout the project
    set-up.
  • Collaborate with Estimating and the Field in the up-front set up of projects to insure profitability,
    client satisfaction and the best subs for the job.
  • Ensure that there is a schedule in place during project set up and sub-bidding that reflects that
    project strategy and is sufficient to estimate from and to buy subcontractors with.
  • Develop, document, and distribute general conditions in the early phases of estimating based on the
    project strategy.
  • Develop a buy schedule and strategy to anticipate and address/resolve purchasing challenges
    during the early stages of pre-construction.
  • PROJECT EXECUTION: Deliver Projects the AmConCorp Way
  • Execute each project phase including pre-construction, construction and closeout.
  • Use the AmConCorp policies, protocols and procedures, for each and every project team member
    and project to ensure that projects are built to AmConCorp quality standards
  • Work in partnership with the Project Superintendent to maintain an updated and accurate project
    schedule.
  • Fill in gaps, in all areas, as needed; to ensure that project control and execution requirements are
    met (i.e. Extra work order slips, etc.)
  • Ensure all necessary permits are released and onsite in a timely manner
  • Review drawings and specifications to become completely familiar with the project.
  • Review prime contract with Superintendent. Ensure any specific contractual conditions are
    included in Subcontract documents.
  • Prepare Original Budget Summary and review with Superintendent.
  • Develop contract schedule with Superintendent. Identify and track any special requirements (such
    as owner furnished items, etc)
  • Develop RFI and submittal requirements, process and review with Superintendent.
  • Review RFI procedures with Owner/Architect/Superintendent.
  • Initiate/Set-up weekly meetings with construction team; onsite or conference meetings
  • Review field mobilization and site access plan with Superintendent - obtain approvals from Owner,
    Town and/or City
  • Identify all utility requirements and assign responsible party and track/assist progress.
  • Include Superintendent input when creating Subcontractor Scope Sheets
  • Attend weekly project and subcontractor meetings, manage preparation and distribution of meeting
    minutes well in advance of next meeting and maintain close client, architect and engineering
    relations; chair as appropriate
  • Manage maintenance of project logs (RFI's, Submittals, PCO's) and review with
    Superintendent/Owner/Architect on a weekly basis.
  • Monitor executed subcontracts and insurance certificates. Verify subcontracts and insurance are in
    place prior to a Subcontractor working in the field. Track subcontractor bonds as required.
  • Proactively problem solve and collaborate with all internal team members (subcontractors,
    superintendent, PX, APM, etc.) to hash out challenges before delivering to the design/engineering
    teams.
  • Value Engineer proposed solutions to all RFIs sent out the door
  • Ensure occupied buildings are heavily coordinated and proper labor is assigned to maintaining
    common areas during construction
  • Price out PCO's in a timely manner and submit monthly owner change orders as required.
  • Update & distribute project master schedule with input from Superintendent
  • Manage on monthly basis - cost report, projected cost forecast, and make budget adjustments in
    preparation for job cost review with manager. Ensure that all potential exposures are forecasted and
    reviewed monthly – monitor real profit margins.
  • Walk jobsite on no less than a weekly basis. Review quality of work installed with Superintendent to
    assure as minimal a punch list as possible.
  • Assist Superintendent in resolution of all critical issues, RFI's, etc. that could affect quality, cost, or
    schedule. Provide documentation as necessary.
  • Upkeep project folders daily and ensure organization of project folder is withheld to the highest
    standard; ensuring the next person in the folder can navigate without your assistance.
  • Upkeep Procore drawings and revisions and ensure correct information is relayed to subcontractors
    and field staff in a timely manner. PROJECT CLOSEOUT: Ensure a Strong Close
  • Complete and implement project closeout checklist.
  • Manage issuance and completion of punch list to Subcontractors and identify date that punch list
    work needs to be complete and verified in writing of completion by Subcontractor.
  • Prepare final Owner billings in a timely manner and submit final billings.
  • Identify project completion date with Owner and obtain Certificate of Substantial Completion if
    appropriate.
  • Issue final subcontract change orders and update final cost report
  • Manage close out documentation assembly for submission to Owner.
  • SAFETY: Ensure Everyone is Safe
  • Serves in a support role to organize, direct, and control the implementation of the project Safety
    Plan that meets the goal of zero workplace injuries and zero OSHA citations for the entire project
    duration.
  • Regularly reviews the site with the Superintendent for compliance to the project safety plan.
  • Has zero tolerance for unsafe work practices and addresses the issue immediately.
  • FINANCIAL MANAGEMENT: Achieve Profit Goals for Each Project
  • Ensure that jobs are set up properly to meet established profit goals by analyzing and integrating all
    business and contractual terms.
  • Timely and accurately complete all AmConCorp financial reports, i.e., internal budgets, costs to
    complete, billings, collections, subcontractor payments, change order preparation and resolution,
    contracts, etc.
  • Use financial reporting data to quickly identify potential and existing issues that could lead to
    subpar financial performance; immediately address these issues.
  • Aggressively and proactively collect payments by effectively administering the requisitioning and
    collections process.
  • RELATIONSHIP MANAGEMENT: Develop Critical Relationships
  • Maintain client relationships at the appropriate level reinforcing AmConCorp's commitment to
    continuously addressing their needs and interests.
  • Work collaboratively with outside parties (i.e., the design team, etc.) to accomplish client goals.
  • Demonstrate effective relationship building within the project team and throughout AmConCorp.
    Keep field team members (i.e., Superintendent) informed and active in decision-making.
  • Promote positive subcontractor relations by dealing professionally and fairly with all subcontractors
    and vendors always instilling this philosophy in project team.
