Job summary

Holt Brothers Construction in the Carolinas is seeking a Project Manager who will own full delivery of construction projects, including budget, schedule, and client relationships. You will lead project engineers and coordinators, and report to Sr. Project Manager/Director of Operations.

The role blends office work with on-site leadership, requiring strong communication, risk management, and a commitment to safety and quality across multiple projects.

Qualifications

  • Bachelor's degree in construction management, engineering, architecture, or related field.
  • 7–10 years of project management experience, plus 2+ years in an Assistant PM or equivalent.
  • Internal promotion from Assistant PM possible; no minimum degree required.

The Project Manager owns full accountability for one or more construction projects, including budget, schedule, scope, contract compliance, and the client relationship. On this track, the Project Manager also holds formal, direct supervisory responsibility for the Project Engineers, Senior Project Engineers, and/or Assistant Project Managers assigned to their project(s). This is the standard path for employees who want to combine project ownership with developing and leading a team. Project Manager supervises the project team members assigned to their project(s): setting expectations, conducting formal performance evaluations, coaching and developing team members, distributing workload, and providing direct input related to performance.

ESSENTIAL JOB FUNCTIONS, DUTIES, AND RESPONSIBILITIES

  • Project Leadership
    • Own full project delivery: budget, schedule, scope, quality, and risk, from preconstruction through closeout
    • Serve as the primary point of accountability to the client and ownership group
    • Negotiate and manage prime contract and subcontract terms, scope, and changes
    • Lead OAC meetings and drive resolution of project issues and disputes
  • People Leadership
    • Supervise, coach, and develop assigned Project Engineers, Senior Project Engineers, and/or Assistant Project Managers
    • Set individual goals and conduct formal quarterly conversations for direct reports
    • Identify staffing needs and provide input on hiring, promotion, and role changes for the project team
    • Address performance concerns and support development plans in partnership with the Director of Operations and Human Resources
  • Financial Management
    • Own project P&L: budgeting, forecasting, monthly cost reporting, and billing
    • Review and approve change orders, pay applications, and subcontractor payments
    • Identify and mitigate financial risk throughout the project lifecycle
  • Safety and Quality
    • Hold overall accountability for the project's safety program and culture
    • Ensure quality control processes are followed by the project team and subcontractors
GENERAL BACKGROUND AND MINIMUM REQUIREMENTS
Education / Experience

Bachelor's degree in construction management, engineering, architecture, or related field plus 7–10 years of relevant experience, including 2+ years in an Assistant Project Manager or equivalent role; OR

Associate's degree, trade background, or equivalent training plus 12–15 years of progressive construction experience demonstrating project-management-level responsibility; OR

Internal promotion from Assistant Project Manager based on demonstrated performance — no minimum degree required

Safety Requirement

Completion of OSHA 30-Hour Construction Safety Training or willingness to obtain within 6 months of employment

Willingness to comply with company and OSHA safety requirements

Must be able to wear required personal protective equipment (PPE) including hard hat, safety vest, safety glasses, gloves, steel toe boots, and other specialized equipment as jobs require.

Current certifications for First Aid and CPR or willingness to obtain

Knowledge/Skills

Understanding of construction methods, materials, and processes

Ability to read and interpret construction drawings and specifications

Strong organizational and problem-solving skills

Excellent communication and teamwork abilities

Proficiency with construction management software (e.g. Procure, Bluebeam, Microsoft Project, or similar)

Strong proficiency in Microsoft Office (Outlook, Word, Excel)

Physical Demands and Work Environment

The Project Manager regularly splits time between an office environment and active construction sites. The employee must be able to perform duties in each setting as project needs require:

  • Sit for extended periods and use a computer, phone, and other office equipment
  • Occasionally stand with, walk with, bend for, reach for, and lift office materials weighing up to 25 pounds
  • Walk across uneven terrain and active construction areas during site visits
  • Climb ladders, scaffolding, and permanent and temporary stairways as needed
  • Stand or walk for extended periods and navigate partially completed structures
  • Bend, kneel, crouch, and lift materials or equipment that weigh up to 40 pounds
  • Work outdoors in varying weather conditions and be exposed to construction noise, dust and vibration
  • Review documents and construction drawings and communication in person, by phone, or virtually
  • Specialty project locations (such as industrial facilities, healthcare environments, or restricted sites) may involve additional safety requirements or environmental conditions
