Job summary

Kent Companies is seeking a Project Manager to lead construction projects from setup to close-out, ensuring they meet budget, schedule, and quality standards. The role collaborates with the Operations Manager and Superintendent to resolve issues, manage change orders, and keep projects on track.

The position requires five years of project management experience in construction, a bachelor’s degree, and strong communication skills. Travel to project sites is possible.

Qualifications

  • Five (5) years of experience managing projects and concrete scopes as a sub-contractor or self-performing general contractor.
  • Bachelor's degree in construction, engineering, or business.
  • Strong oral and written communication skills, including presenting advice clearly and concisely.
  • Be able and willing to solve challenges through innovation; work with minimal direction and supervision; proactive, not reactive.
  • Valid driver’s license
  • Must have reliable transportation to the workplace(s)/ job location(s).
  • Ability to pass drug screening.
  • Must be able to work in the United States without corporate sponsorship now and within the future.

Responsibilities

  • Responsible for overall job performance, including costs, schedule, revenue, over/under billings, cash flow, and profitability.
  • Builds and monitors budgets and schedules that meet client expectations by providing weekly progress reports and feedback for further financial analysis.
  • Review/confirm contracts for scope and general inclusions & exclusions.
  • Establish a schedule of values and ensure monthly billings accurately reflect job progress and promote positive cash flow.
  • Manages and tracks all project costs to ensure project progress aligns at or better than the established budget.
  • Works with the operations manager and superintendent to identify potential schedule impacts, including scope, weather, manpower, and changes, and facilitates mitigation plans for these impacts.
  • Owns the buyout process by verifying pricing and scope, identifies successful bidders, provides gap analysis against initial scope, and manages the issuance of subcontracts.
  • Manages the submittal schedule set-up. Coordinates priorities with the team. Reviews and approves all shop drawings and samples before submission to customers, architects, or engineers.
  • Foster vendor and subcontractor relationships to potentially create budget savings for project buyouts.
  • Ensures approved submittals are returned to subcontractors and available to the project team per the project schedule and the contract.
  • Work with the Superintendent to ensure the crew’s time, job details, logistics, and materials are delivered according to the project schedule.
  • Manage all changes with scope and project drawings to determine their cost impact on the budget. Process changes with the field to keep projects on schedule and determine if change orders are needed. Create, submit, and collect accurate change orders to ensure scope changes are reflected in project contract value.
  • Review daily job performance and update the senior management team on changes.
  • Leads the project start-up process, including job forms, certificate requests, submittals, schedule of values, etc.
  • Leads the close-out process and manages punch list items with customers and field. As well as retention collection.
  • Work remotely at the project site as needed.

Summary

The Project Manager is responsible for the overall setup and completion of projects within budget and on schedule, to Kent’s quality and safety standards, and to the customer’s satisfaction. Work Environment/Physical Demand

This position works in an office environment and occasionally travels to the field to supervise projects as required. This position requires long periods of sitting.

Position type and expected hours of work

This is a full-time office position. Typical work hours are Monday through Friday, 7:00 a.m.- 5:00 p.m., with varying schedules based on customer and business opportunities. This role requires working nontypical days and irregular hours based on construction schedules. Due to the critical nature of the role, accepting phone calls even during nontypical workdays and hours is also necessary.
