Job summary

Advanced Framing Structures, inc. in the Inland Empire area is seeking a hands-on Project Manager to lead commercial framing projects, oversee budgets, schedules, and subcontractors, and ensure documentation is complete and compliant.

You will coordinate field and office activities, manage change orders, billings, RFIs, and submittals, while maintaining a focus on quality and on-time delivery. A disciplined, independent, and team-oriented attitude is essential.

Qualifications

• Must have commercial framing or related subcontract trade experience managing multiple construction projects or a large, complex project.
• Strong understanding of current construction methods and material ordering.
• Ability to work under pressure and coordinate numerous activities.
• Excellent communication, teamwork, and organizational skills.

Responsibilities

• Manage customer expectations and provide project leadership and supervision.
• Handle project document control to keep documents complete and current.
• Develop and manage change orders and project budgets; oversee buy-out of vendors.
• Oversee project billings and review subcontractor progress payments.
• Ensure budgets and cost control throughout the life of the project; manage submittals, RFIs, and documentation requirements.

Duties

• Manage the customers expectations
• Provide project leadership and supervisory skills
• Project document control ensuring project documents are complete, current, and managed appropriately
• Manage and prepare change orders
• Development of project budgets and buy-out supplier vendors
• Project billings
• Reviewing & approving Subcontractor progress payments
• Responsible for budgets and cost control throughout the life of the project
• Manage the submittal, RFI, and project documentation requirements.

Requirements

• Commercial Framing or other subcontract trade experience, managing multiple construction projects or a single larger and complex project
• Strong understanding about current construction methods, and material ordering
• Ability to work under pressure and coordinate numerous activities
• Must have good communication, teamwork, and organizational skills
• A valid driver’s license and acceptable driving history is required

Work Environment/Physical Requirements

• Primarily work in office environment
• Occasional work in the field near construction equipment, in extreme weather conditions
• Work 8+ hours per day with applicable breaks x 5 days/week (some overtime/weekend work required)
• Ability to stand/walk for extended periods of time
