Job summary

STO Building Group seeks an experienced Project Executive for a Data Center project in Butler Township, PA. You will lead all personnel, maintain positive owner relations, and ensure timely completion and profitability of major accounts.

As the primary owner contact, you will oversee project reporting, procurement, risk management, and change control while coordinating with alliance partners and regional offices to maximize value.

Qualifications

  • Bachelor of Science in Construction or related field; equivalent experience.
  • Minimum 15 years commercial general contractor project management experience.
  • Excellent computer skills (Excel, Word, MS Project).
  • Ability to meet and deal with owners and architects professionally.
  • Ability to deal with subcontractors and vendors in a business-like manner.
  • Understanding of financial management and analysis.
  • Excellent written and verbal communication skills.

Responsibilities

  • Keep informed of day-to-day project activity to monitor schedule and construction; notify leadership of major changes.
  • Complete project reports accurately and timely; include status, financials, and schedules.
  • Lead team meetings; ensure safety meetings and minutes are documented.
  • Review construction with bid documents, procedures, qualifications, and final estimates; review RFPs for pre-purchasing equipment or contractors.
  • Procure materials and subcontractors per procurement policies.
  • Identify scope changes and produce proper change orders; present to client and follow up on approvals.
  • Close project and submit warranty information, affidavits, and final paperwork.
  • Conduct lessons-learned sessions with client and team and summarize actionable points.
  • Review subcontractor/vendor invoices for approval/reduction/rejection.
  • Maintain relationships with clients, subs, architects and engineers.
  • Manage collections and receivables; review payment applications; secure client approval for progress payments and change orders.
  • Grow client relationship to generate repeat business; understand client business plans and impact on future work.
  • Represent ownership on the job; identify opportunities to increase profitability through bid, buy and build practices.
  • Pursue upstream opportunities and provide pre-construction/design-build services; build relationships with decision makers.
  • Network with clients and project teams to identify leads, future contacts, and potential hires; understand contract risks.

LF Driscoll, part of the STO Building Group, is seeking a Project Executive for a Data Center project in Butler Township, PA.

The Project Executiveis responsible fortimelycompletion and profitability of major accounts assigned and is the leader of all personnel involved in the project. As the main point of contact for the owner, this individual creates andmaintainspositive relations with the project owner, owner's tenants and all professional groups involved in the project. Also, they need toensureall operational responsibilities of the job are appropriately completed.

Job Responsibilities
  • Keep informed of allday-to-dayproject activity tomonitorproject schedule and construction with either the local office or alliance partner. Notify the Regional Vice President on any changes which significantlyimpactthe project completion date, cost, or quality.
  • Complete all project reports accurately andin a timely mannerto include Project Status Report, financial reports, and project schedules.
  • Lead team meetings to reviewprogressof the project. Assure safety meetings and minutes thereof are documented in project files.
  • Perform final review ofconstruction onprojects toincludereview of bid documents, review of bid procedures, review of sub/vendor/3rd party GC qualifications, and review of final estimates,laborand material takeoffs. Review RFPs, as necessary, for pre-purchasing equipment and/orretainingcontractors or subcontractors.
  • Procure all materials and subcontractors for the projectin accordance withestablished procurement policies and procedures.
  • Identifychanges in scope and ensure a proper change order is produced by Estimating/alliance partner. Present the change or budget revision to the client and follow up on the approval.
  • Close project including submittal of all warranty information,affidavits, record drawings, final retainage payments,releasesand accounting-related documents.
  • Perform lessons-learned session with client and construction team at the end of each project and produce a document summarizing pertinent points which can be applied to other projects.
  • Review subcontractor/ vendor invoices for approval/reduction/rejection.
  • Maintain working relationships with clients, subcontractors,architectsand engineers associated withproject.
  • Maintain/track collections and receivables, attending collections meetings. Review applications for payment prior to being issued to the client. Meet with the client to approve progress payments& changeorders.
  • Manage the client relationship with the aim of generating repeat business. Know the client’s business plan, strategicdirectionand thelikely impactof these on theshort and long termforecast of construction management work that we could perform for the client in the future.
  • The PXis representingownership on the job.Identifyand capitalize on opportunities to increase profitability through how the job is bid,boughtand built.
  • Identifyand pursue alternative opportunities to move upstream in the client’s organization and provide value-added pre-construction or design build / facilities management consulting services in addition to construction management services. Become familiar with and have relationships with the decision makers within our client’s organizations.
  • Network professionally and socially with clients and other project team members (architects, engineers, FF&E vendors, sub-contractors) to identify a) leads for new work of all types b) potential contacts for future project teams c) potential candidates for professional-level construction management positions with STI. · Understand the contract and the riskstoSTIcontainedtherein.
  • Coordinate all construction management responsibilities with either STI’s regional offices or Alliance Partners.
Primary Accountabilities

  • Implement/Ensure compliance.
  • Pre-Construction - Scope development, pro-active team leader, focus on details without losing sight of big picture.
  • Value Engineering Process/Rider Management
  • Able to critique plans and offer suggestions, give directions.
  • Billing/Collections/Deposits
  • Timely billing. Diligent collections and up-front deposit requests.
  • General Conditions Management- Track/understand up front for more reliable projection updates.
  • Change Order Management - Diligent control onweeklybasis, quality assurance, timeliness working with Estimator and Est. Dept. Head.
  • Insurance Management - Insurance with clients, subs, up front determination. Coordination with management early to determine the best insurance program for the project.
  • Client Maintenance- Current and former clients aremaintainedby phone,meetingsor social contact.
