Job summary

CorePhase is seeking an experienced Project Controls Manager to lead the controls function on data center construction projects. You will manage scheduling, cost control, forecasting, progress measurement, and reporting to leadership and clients.

Develop integrated schedules using Primavera P6, coordinate with engineering, procurement, fabrication, and construction teams, and monitor the critical path and milestones.

Qualifications

  • Bachelor’s degree or equivalent in a related field preferred.
  • 8–12 years of experience in project controls, scheduling, or cost control on large construction/EPC projects.
  • Experience with data center, mission-critical, semiconductor, industrial, or power generation projects preferred.

  • Lead the project controls function for data center construction projects.
  • Manage scheduling, cost control, forecasting, progress measurement, and reporting processes.
  • Ensure project performance is tracked accurately and reported consistently to leadership and clients.
  • Support the Project Director and Construction leadership with data-driven decision making.
  • Develop integrated project schedules using Primavera P6 or equivalent.
  • Coordinate with engineering, procurement, fabrication, and construction teams.
  • Identify and monitor the project critical path and milestones.
  • Track schedule progress and recommend mitigation plans for delays or productivity issues.
  • Manage project cost tracking systems including budgets, commitments, actual costs, and forecasts.
  • Prepare monthly cost forecasts and estimate-to-complete projections and cashflows.
  • Identify cost variances and implement corrective actions.
  • Support change order evaluation and financial impact assessments.
  • Prepare weekly and monthly performance reports including schedule status and cost performance.
  • Develop dashboards and performance metrics for leadership and client reporting.
  • Ensure project data integrity across PM systems.

Key Responsibilities

Project Controls Management

  • Lead the project controls function for assigned data center construction projects.

  • Manage scheduling, cost control, forecasting, progress measurement, and reporting processes.

  • Ensure project performance is tracked accurately andreported consistentlyto leadership and clients.

  • Support the Project Director and Construction leadership with data-driven decision making.

Planning & Scheduling

  • Develop and maintain integrated project schedules using Primavera P6 or equivalent scheduling software.

  • Coordinate with engineering, procurement, fabrication, and construction teams to develop realistic activity sequencing.

  • Identifyandmonitortheproject critical path and key milestones.

  • Track schedule progress and recommend mitigation plans for delays or productivity issues.

Cost Control & Forecasting

  • Manage project cost tracking systems including budgets, commitments, actual costs, andforecasts.

  • Prepareand update monthly cost forecasts ,and estimate-to-complete projections andcashflows.

  • Identifycost variances and implement corrective actions with project leadership.

  • Support change order evaluation andfinancial impactassessments.

Progress Measurement & Reporting

  • Establish and manage progress measurement systems aligned with project scope and schedule activities.

  • Prepare weekly and monthly performance reports including schedule status, cost performance, and key risks.

  • Develop project dashboards and performance metrics for leadership and client reporting.

  • Ensure project data integrity across project management systems.

Risk Management

  • Support development and maintenance of project risk registers.

  • Identifyschedule and cost risks and collaborate with project teams on mitigation strategies.

  • Assistwith contingency tracking and scenario analysis.

Change Management

  • Support the management of project changes includingscopeadjustments, change orders, and contract modifications.

  • Evaluate schedule and cost impacts associated with changes.

  • Ensure approved changes are reflected in project schedules and forecasts.

Stakeholder Coordination

  • Interface with project management, engineering, procurement, and construction teams tomaintainalignment on project performance.

  • Participate in project planning meetings, schedule reviews, and client reporting sessions.

  • Support project leadership in presenting performance updates to internal leadership and clients.

Qualifications

Education

  • Bachelor’s degree in Engineering, Construction Management, Project Management, ora relatedfield preferred.

Experience

  • 8–12 years of experience in project controls, project scheduling, or cost control on large construction or EPC projects.

  • Experience supporting data center, mission-critical, semiconductor, industrial, or power generation projects preferred.

  • Experience with fast-paced construction environments and complex MEP systems is highly desirable.

Technical Skills

  • Advancedproficiencywith Primavera P6 scheduling software.

  • Strong experience with cost control systems and forecasting methodologies.

  • Knowledgeofearned value management (EVM)principles.

  • Proficiencyin Excel, Power BI, or similar reporting tools.

  • Familiarity with project management systems and reporting dashboards.
