Job description

About Us

EP Design Services is part of a leading real estate development firm specializing in multifamily, mixed-use, residential, retail, and commercial development. Candidate will work full-time in our creative office located in Piscataway, NJ.

Position Summary

This role is for someone who wants to lead, not just produce. We're an integrated architecture and development team working on multi‑family, mixed‑use, and commercial projects across New Jersey, and we're looking for a Project Architect who wants to own their work from concept through construction administration. The right candidate brings strong Revit skills, a practical command of local codes and zoning, and a sharp instinct for how design decisions play out in the field. This is a fast‑paced environment where no two projects look alike and cross‑disciplinary collaboration is constant. The leadership here is hands‑on and experienced – expect direct feedback, real autonomy, and genuine investment in your growth. The best people on this team don't wait to be told what to do; they anticipate problems, drive solutions, and raise the standard around them. Licensure is preferred but not a hard requirement for the right candidate.

Key Responsibilities
Design Leadership & Project Delivery
  • Lead design and documentation efforts on multi‑family, mixed‑use, and commercial projects from concept through construction administration, delivering on time, on budget, and in line with Edgewood Properties' brand and business objectives.
  • Accountable and responsible for quality and quantity of drawings, including signing and sealing work product.
  • Develop and oversee production of schematic design, design development, and construction documentation sets using Revit and other BIM tools; maintain accuracy and completeness across all deliverables.
  • Work directly with in‑house development teams to translate project goals, budgets, and pro forma requirements into viable, constructable architectural solutions.
  • Manage zoning and code analyses; prepare and coordinate all regulatory submittals, including site plan approvals, planning board applications, and building permits.
  • Review and respond to RFIs, shop drawings, and submittals during construction; resolve field conditions with pragmatic solutions that protect design intent.
Quality, Coordination & Documentation
  • Lead integration of architectural design with structural, MEP, civil, and landscape disciplines to produce fully coordinated, high‑quality construction document sets.
  • Coordinate with consultants, contractors, and internal construction teams to ensure design intent is realized accurately throughout every project phase.
  • Communicate scope, schedule, and budget changes proactively to team members and leadership; develop contingency plans as conditions evolve.
  • Attend and lead internal project meetings and site visits; serve as the connective tissue between architecture, development, and construction teams.
  • Ensure all deliverables comply with International Building Code, New Jersey energy codes, state and local fire codes, and applicable zoning ordinances.
Team Collaboration & Organizational Effectiveness
  • Mentor junior team members – reviewing drawings and modeling work for accuracy, completeness, and adherence to firm standards – and treat that as a core part of the job, not an afterthought.
  • Collaborate across development, engineering, entitlements, and construction to ensure architectural solutions integrate seamlessly into the full project vision.
  • Contribute to design quality standards, process improvements, and departmental accountability metrics as established by the Director of Engineering.
  • Help advance the firm's architectural capabilities by delivering projects efficiently and identifying opportunities to improve how the team works.
Core Competencies
  • Commitment to Quality – Sets high standards; consistently delivers work that reflects technical excellence and design integrity.
  • Communication – Conveys complex design and technical information clearly to diverse audiences, including development leadership, contractors, and municipal agencies.
  • Accountability – Owns outcomes, manages workload with rigor, and ensures priorities receive appropriate focus and follow‑through.
  • Problem Solving – Anticipates challenges proactively and arrives at timely, objective resolutions, especially under field conditions or fast‑moving project scenarios.
  • Professionalism – Adapts quickly to shifting priorities and maintains a constructive, collaborative attitude when conditions change.
Essential Requirements & Qualifications
  • Licensed architect in the state of New Jersey or capable of obtaining a reciprocal license.
  • Professional degree in Architecture from a NAAB‑accredited program.
  • 5‑10 years of professional architectural experience with a strong portfolio of multi‑family residential, commercial, or mixed‑use projects in New Jersey.
  • Advanced proficiency in Revit required; working knowledge of AutoCAD and Microsoft Office Suite (Word, Excel, PowerPoint) expected.
  • Thorough knowledge of wood‑frame construction practices and construction documentation standards.
  • Knowledge of International Building Code, energy code requirements, and applicable state and local fire codes.
  • Strong project management skills; ability to manage multiple projects simultaneously, communicate proactively, and develop contingency plans.
  • Licensure preferred, or demonstrably on a clear path to licensure.
Desirable
  • NCARB certified and eligible for reciprocal licensure in additional states.
  • Familiarity with SketchUp, Adobe Creative Suite, and architectural rendering tools.
  • Experience with multi‑jurisdictional regulatory submittals and NJ planning board processes.
Benefits

In return, we offer competitive compensation, along with comprehensive benefits, including medical, dental, and vision benefits; life insurance; a 401(k) with company match; a corporate team environment with opportunities for advancement; on‑site company fitness gym; and discounts on housing and home appliances.
