Job summary

Greystar is seeking a Maintenance Technician in New York to uphold the physical appearance of our communities. You will inspect grounds, remove litter, assist the service team, and help with make-ready duties while ensuring safety standards are met.

Qualifications

• Must have valid driver’s license to operate a golf cart on property.
• Experience in maintenance or facilities support is a plus.

Responsibilities

• Inspect the community throughout the day to remove litter, debris, and pet droppings and keep common areas neat.
• Remove trash and prepare vacants for turnover, transfer trash as applicable, and maintain storage areas.
• Complete minor and routine service requests as directed by the Service Supervisor/Community Manager.
• Change locks and ensure pool area gates operate safely and per codes.
• Distribute notices and communicate with residents as needed.
• Report hazards or dangerous situations to supervisors promptly.
• Provide courteous resident interactions and address maintenance-related questions or complaints.
• Comply with safety trainings and company policies, including OSHA-related requirements.

JOB DESCRIPTION SUMMARY Ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities and overall curb appeal and provides support to the service team members

1. Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times.
2. Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas.
3. Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assists the make-ready specialist in the turn process.
4. Changes all locks in accordance with the property’s policy and ensure gates to all pool areas are working according to codes and safety standards.
5. Distributes notices and communications to residents as necessary.
6. Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others.
7. Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.
8. Complies with Greystar’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.

Required Licenses or Certifications: Incumbents must have valid driver’s license to operate a golf cart on property.

The hourly rate for this position is $22.33.

Additional Compensation: Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location. Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance. Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
