Job summary

Pepper Construction Wisconsin is seeking a collaborative Preconstruction Project Manager to guide projects from concept through turnover in Madison, WI. You will lead preconstruction efforts, work with clients and design teams to align goals, budgets, and schedules, and develop estimates from evolving information.

You will analyze cost drivers, lead value engineering, prepare detailed scopes, and manage bid packaging while coordinating with operations and design partners.

Qualifications

• Bachelor's degree required or equivalent? in related field.
• Proven ability to lead preconstruction efforts and manage cost planning.
• Experience with conceptual and detailed estimates and PM leadership.

Responsibilities

• Lead preconstruction efforts from conceptual design through GMP development and project turnover.
• Partner with clients and design teams to set goals, budgets, schedules, and priorities.
• Develop estimates from limited information and perform quantity takeoffs.
• Analyze drawings and specs to identify cost drivers and optimization opportunities.
• Lead value engineering discussions while preserving design intent.
• Develop scopes of work by trade and manage bid packaging strategies.
• Conduct constructability reviews and building systems evaluations.
• Analyze market conditions, labor trends, and procurement risks.
• Collaborate with operations to align planning with execution.
• Support business development and project pursuit activities.
