Job summary

Workforce Recruiter is seeking an experienced Preconstruction Manager to lead commercial project estimates from start to finish in Columbus, OH. The role focuses on driving the preconstruction phase, building key relationships, and presenting critical cost information to clients.

You will oversee estimating, VE implementations, subcontractor management, and coordination with Owners and Architects to ensure competitive and accurate cost projections for commercial projects.

Qualifications

• 5–10 years of experience in commercial preconstruction.
• Experience leading end-to-end project estimates.
• Proven ability to present cost information to clients and Owners.
• Strong relationships with subcontractors and architects.

Responsibilities

• Lead, create, and complete entire project estimates.
• Perform On-Screen Takeoffs and develop preliminary preconstruction schedules.
• Formulate VE ideas and calculate associated costs.
• Research materials and source viable alternatives.
• Review and adjust estimates prepared by team members.
• Manage staffing and General Condition requirements.
• Maintain expert knowledge of current market and unit pricing.
• Build and maintain Subcontractor bid lists and drive bids.

The Role

Core Responsibilities

Estimating & Strategy

• Lead, create, and complete entire project estimates.
• Perform detailed On-Screen Takeoffs.
• Develop preliminary preconstruction schedules.
• Formulate Value Engineering (VE) ideas and calculate associated costs.
• Research specified materials and source viable alternatives.
• Review, analyze, and correct estimates prepared by team members.
• Manage project staffing and General Condition requirements.
• Maintain expert knowledge of current market and unit pricing.

Bidding & Subcontractor Management

• Build and manage qualified Subcontractor Bid Lists.
• Proactively call subcontractors and drive them to bid.
• Analyze incoming bids and detailed scopes of work.
• Cultivate and maintain strong relationships with subcontractors.

Client & Architect Leadership

• Build strong, trusted relationships with Owners and Architects.
• Prepare polished, professional presentation documents.
• Confidently present cost information and estimates to clients.
