Job summary

Warfel Construction Company in Central Pennsylvania seeks a proactive Preconstruction Manager to guide project strategy from opportunity through bid.

You will collaborate with clients, design consultants, and internal teams to develop estimates, schedules, and constructability reviews for selected projects.

The role requires a degree in Engineering/Architecture/Construction Management and at least five years of preconstruction experience, with strong leadership and communication skills.

Qualifications

• Bachelor’s degree in Engineering, Architecture, or Construction Management.
• At least 5 years of preconstruction management or estimating experience.
• Excellent written and verbal communication; strong leadership.
• Knowledge of building systems and the construction process.
• Experience with Destini Software is a plus.

Responsibilities

• Collaborate with Business Development, Estimating, and Operations on project approach and required deliverables during the preconstruction phase.
• Develop and maintain client and consultant relationships.
• Coordinate client requests with project team.
• Assemble preconstruction deliverables and participate in value management.
• Develop preconstruction schedules, master project schedules, and site logistic plans.
• Lead the estimating process through Preconstruction and Hard Bid projects.
• Coordinate permits and constructability reviews; review contracts with clients.
• Support transition of project to construction phase and procurement planning.
• Provide competitive and accurate estimates and assist in proposals.

Warfel Construction Company is currently seeking a Preconstruction Manager based in Central Pennsylvania to support either our Paoli, PA team or East Petersburg, PA team . As a Preconstruction Manager, duties will include working closely with clients, design consultants, and other project stakeholders to ensure that program, design and preconstruction milestones are completed as part of the selected project delivery method.

Job responsibilities may include, but are not limited to, the following:

• Collaborate with various departments including Business Development, Estimating, and Operations on project approach and required deliverables during the preconstruction phase
• Develop and maintain client and consultant relationships
• Coordinate client requests with project team
• Assemble preconstruction deliverables
• Participate in Value Management process
• Develop preconstruction schedules, master project schedules, project phasing, and site logistic plans
• Participate in and lead the estimating process through Preconstruction and Hard Bid projects
• Coordinate and obtain necessary project permits
• Coordinate and lead the constructability review process
• Review contracts with clients and participate in contract negotiations
• Participate in transition of project to construction phase
• Collaborate with Project Manager on procurement strategies and planning
• Participate in proposal preparation and presentations
• Provide competitive and accurate estimates
• Prepare schematic estimates
• Provide guidance and leadership to assigned project team
• Gather/track historical cost data
• Develop and maintain trade partner relationships
• Other duties, as assigned

Qualifications:

• Bachelor’s degree in Engineering, Architecture, or Construction Management with a strong emphasis on management
• Minimum of 5 years of preconstruction management or estimating experience
• Knowledge of building systems and the construction process
• Excellent written and verbal communication skills
• Proven ability to work efficiently as a leader of a team
• Ability to communicate effectively with all members of the client, design, and construction teams
• Experience with Destini Software is a plus

Physical Qualifications:

• Ability to remain in a seated or standing stationary position for extended periods (up to 8 hours per day).
• Ability to operate a computer keyboard, mouse, phone, and standard office equipment.
• Ability to navigate active, unpaved construction sites, uneven terrain, mud, gravel, and loose debris.
• Capacity to stand and walk for extended periods during site walkthroughs.
• Ability to climb ladders, temporary scaffolding, and multiple flights of stairs to access various building levels.
• Ability to lift, carry, and transport field equipment, blueprints, or material samples weighing up to 25 pounds.
