Job summary

The Beck Group is seeking an experienced Preconstruction Manager to lead the preconstruction process for projects up to $50M, guiding the team from schematic design through buyout. You will supervise engineers, draft scopes, negotiate with subcontractors, and partner with operations to align logistics and staffing.

The ideal candidate has 8+ years of preconstruction/related field experience in commercial GC or major subcontractors, with strong collaboration skills and proficiency in design tools

Qualifications

  • 8+ years of preconstruction or related field experience in commercial GC or major subcontractor.
  • Experience using 3D models for preconstruction.
  • Degree in Construction Management or related field; Design/Build experience is a plus.

Responsibilities

  • Lead the preconstruction team on projects up to $50M in size and coordinate with operations for logistics and staffing.
  • Draft large trade subcontractor scopes of work and negotiate with subcontractors to buy scopes.
  • Develop General Conditions and Construction Requirements cost estimates as needed; manage scope and cost relative to the project budget.
  • Mentor Preconstruction team members and collaborate with Business Development to pursue new work and nurture client relationships.
  • Identify new leads, take leadership in pursuing opportunities, and engage with local professional organizations.

What you bring to the table

Beck is looking for a qualified Preconstruction Manager to join an extraordinary project team. As the Preconstruction Manager you will be responsible for the direction and completion of the preconstruction process by leading the project team on projects up to $50M in size. This includes directing and supervising the work of Preconstruction Engineers as required for meeting internal and external client needs. Additionally, this person can support the project team leader with preconstruction duties and responsibilities for major components of large projects.

  • Provide estimates from schematic design documents through construction documents
  • Draft large trade subcontractor scopes of work, negotiate with subcontractors, and buy scopes
  • Manage scope and cost to the project budget
  • Coordinate with Operations personnel for logistics, schedule, and staffing
  • Develop trust with clients and project teammates
  • Create General Conditions and Construction Requirements cost estimates, as needed
  • Train and mentor Preconstruction Team members
  • Actively involved with the Business Development group to pursue new work as well as develop new client relationships and nurture existing ones
  • Identify new leads and take a leadership role in pursuing such leads when appropriate
  • Actively engage and participate in the local community through professional organizations and service on an outside committee or board

An ideal candidate will have an interest in the integrated project delivery method and in innovation of process improvement and technology. You also meet the following requirements:

  • 8+ years minimum of Preconstruction or related field experience with commercial general contractor and/or major subcontractor
  • Experience using 3D models for Preconstruction
  • College graduate with relevant degree in Construction Management, Construction Engineering, or equivalent required
  • Design/Build experience is a plus
  • Successfully lead projects from award through buyout
  • Oversee work of junior team members
  • Develop RFQ and RFP response narratives
  • Negotiated/CM and lump sum project experience with a proven track record of successful wins
  • Knowledge of the local market construction practices, means and methods, and buy out strategies
  • Ability to develop conceptual and programmatic estimates quickly from very little information
  • Ability to identify risk factors regarding contract, insurance, schedule, safety, etc.
  • Advanced working knowledge of Destini Estimator, Onscreen Takeoff, BIM, and Excel or comparable preconstruction technologies
  • Experience with Procore, Revit, and/or SketchUp is a plus
  • Must be a team player who enjoys collaboration
Physical Demands

Frequently operates a computer and other office productivity equipment; frequently ascends/descends ladders and stairs; constantly works in various outdoor weather conditions; frequently moves equipment up to 50Ibs to various locations on site; constantly communicates with subcontractors, vendors, and other members of project team; ability to constantly move around job site on uneven surfaces; Spends much of the day standing. Ability to adhere to consistent and timely attendance.
