Job summary

JP Cullen is seeking a Construction Preconstruction Intern to support budgeting, scheduling, bidding, and data maintenance in the preconstruction phase.

You will work with the Director of Preconstruction, assist with site walks, quantity takeoffs, cost databases, and document management while developing practical construction knowledge.

Responsibilities

  • Take-off assignments: quantify scopes of work for a project.
  • Subcontractor quote coverage: ensure bids from subcontractors in each category.
  • Phasing and scheduling: collaborate with trade teams to create accurate schedules.
  • Historical cost database: track labor rates to price self-performed work.
  • Conceptual cost database: assist with updates and obtain current subcontractor pricing.
  • Scope letters/review: coordinate subcontractor scopes for complete proposals.
  • Material quotes: obtain pricing from suppliers for self-performed work.
  • Site walks: attend pre-bid site visits and capture conditions.
  • Document management: update electronic preconstruction documents.
  • Problem solving: assist team with challenges and develop strategies.

Job description

Overview

This position reports to the Director of Preconstruction in their assigned division. The intern will contribute to success of our projects during the preconstruction phase including planning, scheduling, budgeting, and bidding as well as maintenance of our preconstruction tools, data, and resources used during preconstruction.

Responsibilities

On a daily/weekly basis the Intern will be expected to assist in the following:

  • Take off assignments - Quantifying scopes of work within a project.
  • Subcontractor Quote Coverage - Ensuring Cullen is receiving bids from the subcontractor market in each category of work.
  • Phasing and Scheduling – Working with our trade teams to understand the sequence of work activities and creating accurate schedules for our trade work.
  • Historical Cost Database - Tracking and utilizing labor production rates to accurate price our self-performed work.
  • Conceptual Cost Database - Assisting with updates to the conceptual cost database and obtaining current pricing from the subcontractor market. Utilizing conceptual cost to accurately produce cost estimates.
  • Scope Letters and Scope Review - Ensuring subcontractors scopes are coordinated to ensure complete proposals.
  • Material Quotes - Obtaining material pricing from suppliers for Cullen Self Preformed Work.
  • Site Walks - Attending pre-bid site visits and capture relevant information about existing conditions.
  • Document Management – Assisting with updating electronic documents used during preconstruction.
  • Problem Solving & Decision Making – Assisting the Preconstruction team with unique challenges encountered during preconstruction and developing strategies to overcome them.
Qualifications

Basic Skills Required:

  • Basic understanding mathematics.

Basic Preferred:

  • Interested in pursuing a career in the Construction Industry
  • Basic computer skills including Microsoft Office (Word, Excel, Outlook)

Education:

  • Majoring in Construction Management, Engineering, or Business
