Job description

Job Title: Portfolio Strategy Director
Job Description Summary

As the Portfolio Strategy Director, you lead portfolio strategy, executive decision support, and stakeholder alignment for complex corporate real estate initiatives. You will translate business demand, real estate supply options, stakeholder needs, financial considerations, and portfolio data into executive-ready options, tradeoffs, and portfolio actions that help clients make confident, aligned, and timely decisions. As a member of Cushman & Wakefield’s Portfolio Advisory Group, the Portfolio Strategy Director will be dedicated to one or more of Cushman & Wakefield’s most dynamic client accounts. In this role, you will collaborate closely with peers and the account team to support a client's strategic real estate vision. The Portfolio Strategy Director will embody our team philosophy “Client First, Insight Always, Execution Excellence”, ensuring every deliverable reflects the team’s commitment to innovation, collaboration, and measurable impact.

Portfolio Strategy & Decision Support

Lead portfolio strategy activities that connect business growth forecasts, utilization insights, real estate alternatives, financial considerations, and operational requirements into actionable recommendations. Develop real estate scenarios that clarify options, tradeoffs, risks, dependencies, sequencing, and recommended paths forward for client and account leadership. Translate business strategy and stakeholder needs into real estate requirements and initiatives, including what space is needed, where options exist, and how decisions support broader portfolio objectives.

Executive Business Case Development

Lead development of executive-ready business case memos for renewals, consolidations, new sites, dispositions, relocations, and capital projects. Structure business cases using consistent frameworks, templates, and decision-support standards that improve clarity, comparability, and speed to decision. Partner with Finance and other stakeholders to interpret financial impacts, pressure-test assumptions, and translate investment tradeoffs into executive-ready recommendations. Package complex inputs into concise narratives, recommendations, FAQs, and leadership updates that support executive decision-making.

Cross-Functional Stakeholder Alignment

Coordinate inputs from Transactions, Workplace/Occupancy Planning, Facilities Management, Finance, Design & Construction, and Physical Security to support integrated portfolio recommendations. Facilitate alignment among client, account, and functional stakeholders to support decision-making readiness and implementation planning. Synthesize diverse stakeholder perspectives into a cohesive point of view that clearly explains the decision, rationale, options considered, and recommended next steps. Drive proactive information gathering across functional partners to ensure business cases and recommendations are complete, timely, and supported by the right inputs.

Portfolio Governance & Reporting

Oversee recurring and ad hoc portfolio reporting in partnership with Data & Analytics, including trend analysis, critical dates, portfolio opportunities, and decision-support insights. Maintain governance tools including decision logs, action trackers, and risk/dependency registers to support executive planning and accountability. Ensure reporting outputs provide clear visibility into portfolio performance, emerging issues, and required decisions.

Process Improvement & Innovation

Improve business case, reporting, and governance processes to increase consistency, efficiency, scalability, and stakeholder confidence. Standardize decision frameworks, reporting routines, templates, and stakeholder communications that support repeatable advisory delivery. Identify and implement opportunities to use technology, automation, and AI-enabled tools to improve research, reporting, information synthesis, and strategic decision-support activities.

Benefits

Cushman & Wakefield also provides eligible employees with an opportunity to enroll in a variety of benefit programs, generally including health, vision, and dental insurance, flexible spending accounts, health savings accounts, retirement savings plans, life, and disability insurance programs, and paid and unpaid time away from work.
