Job summary

Residential One in Suitland, MD, is seeking a Porter for custodial maintenance of the physical plant. Position is Monday–Friday, 20 hours per week from 9:00 AM to 2:00 PM, with on-call duties for emergencies and potential overtime for snow removal.

Responsibilities include maintaining common areas, basic repairs, cleaning, and assisting with apartment make-readies under supervisor guidance. Must have at least two years of porter experience and a valid driver’s license.

Responsibilities

• Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
• Paint interior and exterior.
• Perform custodial work in common areas (sweeping, mopping, vacuuming, trash, windows).
• Periodically inspect units/buildings and perform light repairs (where not requiring licensed trades).
• Assist with apartment make-readies: cleaning, light maintenance, painting (when approved).
• Other duties as assigned by supervisor or regional director.

Job description

Under the daily direction of the Maintenance Supervisor (if applicable) or Site Maintenance Technician, the Porter is responsible for the overall custodial maintenance of the physical plant. (S)he may be asked to perform other duties as assigned, as per their Manager and/or Regional Director.

Monday - Friday, 20 hours per week. 9:00 AM - 2:00PM

Duties & Responsibilities

Duties & responsibilities may include, but not limited to:

• Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
• Paint, interior and exterior.
• Perform custodial work including, but not limited to: sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas.
• Periodically inspect all units, buildings and common areas, performing light repairs (except where a licensed electrician is required), and janitorial assistance, as needed.
• Working knowledge pertaining to water and gas meter cutoffs, all apartment and fixture cutoffs, sewer clan outs, and post map of same. (Except where a licensed plumber is required) Cutting of any water, drain, sewer, gas, or propane line is strictly prohibited.
• Ensuring that storage areas and entrances are locked, and adequate lighting in those areas are maintained.
• Snow removal may include, but not limited to: snow removal may require on call duties, as well as overtime.
• A willingness to be on call for emergency services, as needed.
• Assist with apartment make readies IE: clean, perform light maintenance (when approved by your supervisor), painting, etc.
• Other duties as assigned.

Qualifications

• Willingness to work in other areas, i.e., gardening, painting, maintenance, etc.

Physical Demands

• Ability to continuously stand or walk.
• Ability to bend, squat, climb stairs, and life frequently.
• Ability to lift up to 25 pounds consistently, and up to 50 pounds occasionally.
