Job summary

Asset Living in Huntsville, AL is seeking a Porter to assist in carrying out the maintenance processes across the community. Under the supervision of the Maintenance Supervisor and Community Manager, you will support corrective, preventative, routine, and cosmetic maintenance and participate in the make-ready process.

You will maintain grounds and common areas, respond to resident requests, perform repairs, inspect sites for hazards, support safety programs, and assist with on-call emergencies.

Position: Porter

The Porter assists in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance, and participates in the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities

• Maintain community grounds, buildings, and common areas through cleaning, trash removal, and routine maintenance.
• Attend regularly and respond promptly to resident and management requests and work orders.
• Complete repairs and replacements for grounds, buildings, and common areas in a timely manner.
• Inspect daily to identify and correct hazardous conditions or liability concerns.
• Assist in maintaining a preventative maintenance program.
• Follow Asset Living key policies and safety procedures.
• Maintain an organized and adequately stocked maintenance shop and adhere to OSHA guidelines.
• Support the hazard communications program and promote safe work practices.
• Participate in unit inspections when requested.
• Report violations of community rules to the Maintenance Supervisor or Community Manager.
• Use property resources, equipment, and supplies efficiently.
• Carry out additional tasks requested by the Maintenance Supervisor and Community Manager.
• Assist with on‑call emergencies at the community.
• Deliver excellent customer service and monitor service request turnaround.
• Represent the community positively to achieve property objectives and public recognition.
• Enforce delegated community policies.

Education & Experience

• High School Diploma or equivalent.
• Basic computer skills to operate on‑site software.
• Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

• Move freely across the worksite and traverse flat and uneven terrain.
• Ascend and descend ladders, stairs, ramps, and step stools; work in overhead or reaching positions; lift or move objects up to 100 pounds.
• Operate golf carts and perform tasks outdoors in a range of temperatures and weather conditions.
• Occasionally operate machinery, power tools, and may work overtime, weekends, night hours, and on‑call emergencies.

Compensation

Hourly rate: $17 to $19 per hour.
