Novel Place Overland Park is seeking a Plant Operations Associate to oversee general upkeep of the building and its infrastructure, ensuring safety and functionality for residents and staff. The role offers hands-on maintenance experience and opportunities to learn on the job.

You will support daily operations, perform light repairs, coordinate with the Plant Operations Director, and contribute to a positive living environment for residents and coworkers.

Qualifikationen

• Education: High School diploma or equivalent.
• Plumbing knowledge to address leaks, clogs, or other drainage problems.
• Electrical wiring capabilities to manage problems with the building's electricity.
• Carpentry ability to handle basic repairs around the building.
• Groundskeeping if the facility contains lawns or other outdoor areas in need of maintenance.
• Interpersonal skills to interact with employees or residents of the building in a pleasant manner.
• Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked.
• Physical stamina to handle a full shift of being active and working on the building.
• Must have a strong understanding of the English language, sufficient to speak, read and write.

• Perform light maintenance duties such as changing bulbs, batteries, unclogging toilets, cable TV assistance, vacuuming halls, shampooing carpets, etc.
• Routinely take out resident trash to the outside dumpster.
• Manage routine maintenance and repairs.
• Shares on-call responsibility with Plant Operations Director.
• Performs other duties consistent with the position as assigned.

Position Scope: The Plant Operations Associate is responsible for overseeing the general upkeep of the building and its infrastructure. Their role is to maintain building operations and ensure that the facilities are always safe and functional.

• Walk/Stand/Sitting - must be able to continuously perform duties that incorporate walking, standing, or sitting.
• Environment Condition - must be able to perform work both inside and outside.
• Lift - constantly 0 - 10 pounds, frequently 11 - 50 pounds, occasionally 51 - 100 pounds.
• Carry - constantly 0 - 10 pounds, frequently 11 - 50 pounds, occasionally 51 - 100 pounds.
• Push - constantly 0 - 10 pounds, frequently 11 - 50 pounds, occasionally 51 - 100 pounds.
• Climb - must be able to climb stairs on a frequent basis, with the opportunity to utilize the elevator as an alternate resource if available.
• Bend - must be able to bend at the waist, knees, hips and spine on a frequent basis, may require frequently manipulating weights of 25 pounds or more.
• Twist or rotate - must be able to twist or rotate occasionally at the trunk, hips, knees, and neck, manipulating weights of 25 pounds or more.
• Reach - may occasionally reach overhead, requiring manipulation of weight of 10 pounds or less, and below waist manipulating weight of 25 pounds or more.
• Sensory Vision - must be able to read clearly with or without corrective lenses.
