Job summary

Cordoba Corporation is seeking a Planning & Development Project Manager (M&O) in Los Angeles, CA. The role requires at least 10 years of project and construction management experience in Commercial, Public, or Educational Facility Construction, with an emphasis on modernization of K-12 facilities.

The position oversees all project phases, budget and schedule management, coordination with public agencies, and close-out activities with DSA. Onsite work environment in Los Angeles.

Qualifications

  • Bachelor’s degree in Architecture, Engineering, or Construction Management.
  • Ten (10) years of full-time project/construction management experience in Commercial/Public/Educational facilities.
  • Experience with modernizing K-12 facilities is a plus.

Responsibilities

  • Oversees pre-construction, bid/award, construction, and close-out phases.
  • Coordinate with public agencies during pre-construction and construction.
  • Manage project budget and schedule; monitor monthly budgets.
  • Review contractor schedules, submittals, RFCs, and changes.
  • Monitor payments to contractors, architects, engineers, and others.
  • Administer professional service agreements between Architects and the District.
  • Coordinate delivery of fixtures, furniture, and equipment.
  • Monitor project close-out with DSA and financial close-out.

Overview

Cordoba Corporation is a leading engineering and design firm based in California. We are seeking a Planning & Development Project Manager (M&O) to join our Facilities Sector. The successful candidate will have at least 10 years of experience in project and construction management within the Commercial, Public, or Educational Facility Construction sectors. Modernization of existing K-12 educational facilities is a major plus.

Responsibilities
  • Manages oversees and coordinates all facets of the pre-construction, bid and award, construction and close-out phase of all assigned projects.
  • Reviews pre-construction documents and submits comments to Designer as necessary.
  • Plans, organizes, and prepares reports to upper management with respect to the status and/or progress of the projects.
  • Coordinates with all pertinent public agencies during pre-construction and construction to comply with all off-site work, coordinates with various District and Project staff.
  • Manages both the project budget and schedule to meet the District’s qualitative standards; monitors the project budget on a monthly basis and ensures that the budget accurately reflects the project status/progress.
  • Manages daily activities of the contractor, reviews contractors’ construction schedules and submittals, and coordinates responses to the contractors’ inquiries thru the Requests for Clarifications (RFC) and other related documents.
  • Reviews substitution submittals from contractors to ensure specification and/or District requirements are complied with.
  • Receives, reviews, and negotiates Contractor Change Order Proposal(s) to achieve a fair & reasonable price in accordance with the General Conditions; reviews and addresses any and all Schedule impacts in accordance with the project specifications in a timely manner.
  • Reviews the process and monitors payments for the contractor, architects, engineers and any other pertinent parties.
  • Administers provisions of Professional Service Agreements between Architects and the District.
  • Coordinates District delivery of related fixtures, furniture and equipment
  • Monitors and manages project close-out with respect to project certification with the Division of State Architects (DSA) and project financial close out.
  • Performs other duties as assigned.
Qualifications
  • Graduation from a recognized college or university with a bachelor’s degree preferrably in Architecture, Engineering, or Construction Management.
  • Ten (10) years' full time professional experience in the Project/Construction Management of Commercial and/or Public/Educational Facility Construction with full responsibility for coordinating complex modernization projects with construction values between $500,000 and $5M.

Preferred Experience:

  • Experience in utilizing Building Information Modeling (BIM)
  • Experience in Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS)
  • Experience with the Division of State Architects (DSA) construction/design/certification process
  • A CCM certification from CMCI may be substituted for the education requirement or additional years of experience may also be substituted on a year-for-year basis.

Salary Range: $140,000 to $155,000 per year

Location: Los Angeles, CA
