Job summary

PMCS Group in Long Beach, CA, seeks an experienced OAR I to represent LAUSD during pre-construction through certification and close-out. Qualifications

• Ten years of full-time paid professional construction/project management experience.
• At least 3 years coordinating complex projects with construction values >$10M.

Responsibilities

• Manage all phases from pre-construction through close-out.
• Review documents and provide comments to the Designer as needed.
• Prepare status and progress reports for District upper management.
• Coordinate with outside public agencies to meet off-site requirements.
• Manage project budget and schedule to District standards; monitor monthly.
• Direct contractor daily activities and review schedules/submittals.
• Review substitutions for compliance with specifications.
• Negotiate Contractor Change Orders for fair pricing and schedule impact.
• Monitor payments to contractors, architects, and engineers.
• Administer Professional Service Agreements between Architects and the District.
• Coordinate delivery of FF&E by the District.
• Oversee close-out and DSA certification and financial close-out.
