Jones Lang LaSalle Incorporated is seeking an Operations Manager - HVAC Supervisor to lead the day-to-day maintenance operations at a North Brunswick, NJ site. The role requires overseeing the in-house 24x7 maintenance team and coordinating with third-party vendors to ensure reliability of HVAC, mechanical and electrical systems.

• Manage work order processes for daily work scheduling and execution.
• Manage urgent and emergency work orders.
• Lead team through JHAs and execution permits.
• Oversee, keep or maintain logs where applicable.
• Provide system and equipment troubleshooting.
• Acquire appropriate tools.
• Project manage, coordinate and execute system & equipment shutdowns.
• Report status of utility systems to stakeholders.
• Identify opportunities for system repairs and improvements.
• Ability to read and red-line utility drawings.
• Manage a team of in-house shift technicians and rotating operators.
• Work closely with compliance for all procedures, protocols and work instructions.

Operations Manager - HVAC Supervisor at JLL

What this job involves:

An experienced maintenance supervisor with training and experience in HVAC, mechanical and/or electrical systems, to work under minimal supervision as part of the site maintenance team.

Primary responsibility is for day-to-day operations and supervision of the in-house 24x7 maintenance team.

Additional key responsibilities include oversight of shutdowns, equipment walk-downs, and understanding of site utility systems.

What your day-to-day will look like:

• Oversight of in-house and 3rd-party maintenance
• Oversight of in-house and 3rd-party utility operations
• Manage work order processes for daily work scheduling and execution
• Manage urgent and emergency work orders
• Lead team through JHAs and execution permits
• Oversee, keep or maintain logs where applicable
• Provide system and equipment troubleshooting
• Acquire appropriate tools
• Project manage, coordinate and execute system & equipment shutdowns
• Report status of utility systems to stakeholders
• Identify opportunities for system repairs and improvements
• Ability to read and red-line utility drawings
• Manage a team of in-house shift technicians and rotating operators
• Work closely with compliance for all procedures, protocols and work instructions
• Working knowledge of refrigeration machinery, auxiliary equipment, vacuum systems, air conditioning, coolant and heating ventilation, fume hoods, bio safety cabinets, water systems, compressed air, specialty water, exhaust systems, pumps, motors, piping, low voltage electrical systems and electrical system distribution.
• Expertise in a number of the listed systems is required.
• Understanding of current predictive and preventive maintenance strategies
• Provide recommendations to management and engineering for system upgrades, replacement, repair options and operational changes
• Work with engineering projects for system commissioning

Required Qualifications:

• 8+ years HVAC, Mechanical or Electrical trade experience
• Prior supervisory experience
• CMMS experience
• Proficient with email, MS Word, MS Excel

Preferred Qualifications:

• Experience with building automation
• Maximo CMMS preferred

Expected compensation for this position: 100,000.00 – 120,000.00 USD per year

Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
