Job summary

Responsibilities

  • Operate, monitor, and maintain central plant equipment and building automation systems.
  • Troubleshoot electrical circuits, motors, pumps, valves, and lighting.
  • Perform preventive maintenance on HVAC, electrical, plumbing, and fire alarm systems.
  • Read and interpret mechanical/electrical drawings, schematics, and diagrams to support troubleshooting.
  • Mentor Operating Engineers and Maintenance Technicians with guidance on building systems.
  • Document maintenance activities in CMMS and ensure compliance tracking.
  • Coordinate maintenance activities with property management, security, facilities staff, and contractors.

You will serve as a technical leader, mentoring team members while executing complex repairs on HVAC equipment, electrical systems, plumbing systems, and building automation systems. This position is essential to delivering exceptional facility operations that directly support JLL's commitment to creating transformative solutions for our clients' real estate portfolios.## What your day-to-day will look like:* Operate, monitor, and maintain central plant equipment including chillers, boilers, cooling towers, air handlers, and critical building infrastructure while responding to building automation system alarms* Troubleshoot and repair electrical circuits, motors, pumps, valves, lighting systems, and power distribution equipment using industry standard tools and test equipment in accordance with all applicable codes* Perform preventive maintenance and repair service work on HVAC, mechanical, electrical, plumbing, fire alarm, and various other building systems to ensure properties remain in peak operational condition* Read and interpret mechanical and electrical drawings, schematics, one-line diagrams, and equipment schedules to support troubleshooting and system modifications* Evaluate, train, teach, and coach Operating Engineers and Maintenance Technicians, providing technical guidance and mentorship on building systems operations* Document maintenance activities through CMMS work order processing, equipment rounds, inspection reports, and compliance tracking to maintain comprehensive operational records* Collaborate with property management, security teams, facilities staff, and external contractors to coordinate maintenance activities and ensure seamless building operations## Required Qualifications:* High school diploma or GED with minimum 5 years of building operations and maintenance experience in commercial building environments* Demonstrated hands-on proficiency with electrical systems maintenance, HVAC systems, central plant operations, and building automation systems* Technical knowledge of electrical theory, power distribution, motor controls, three-phase systems, and applicable mechanical and electrical codes, laws, and regulations## Preferred Qualifications:* 10+ years of building operations experience in commercial buildings with high school vocational degree program or apprenticeship completion* Additional certifications in building automation systems or specialized mechanical/electrical systems* Experience with energy management and building operations optimization strategies* Valid electrician's license, electrical journeyman certification, or documented electrical experience (as required by local jurisdiction) and EPA Universal Certification* Ability to read and interpret mechanical and electrical system drawings, schematics, and equipment specifications* Proficiency with Microsoft Office Suite, web-based applications, CMMS systems, and handheld electronic devices* Physical ability to lift 50 pounds, work at heights, climb ladders, and perform tasks requiring bending, kneeling, squatting, standing, and reaching for extended periods**Location:** Latham, NYAt JLL, we are collectively shaping a brighter way — for our clients, ourselves and our fellow employees.
