Job summary

Cushman & Wakefield is seeking an Operating Engineer to ensure reliable operation of mechanical, electrical and plumbing systems at our Paramus properties. You will perform preventive maintenance, monitor energy usage and respond to emergencies to keep buildings safe and efficient.

Responsibilities include rounds, routine inspections, equipment repairs, and upkeep of HVAC, boilers, pumps, and cooling towers, with a focus on safety, cleanliness, and compliance with building protocols.

Qualifications

  • 3+ years of related work experience operating mechanical, electrical, and plumbing systems in a commercial property setting.
  • Experience with HVAC, boilers, pumps and cooling towers.
  • Knowledge of energy management systems and building automation.

Responsibilities

  • Operate and maintain HVAC, boilers, pumps, and cooling towers.
  • Perform routine preventive and corrective maintenance.
  • Replace lamps and signage, ensure safe access to exits.
  • Inspect and repair electrical, plumbing, and mechanical equipment.
  • Perform energy management monitoring and adjustments.

Responsibilities include (but are not limited to) maintaining a clean and safe working environment, performing rounds, conducting routine assessments, performance of day-to-day preventive and all plumbing, electrical, or HVAC requirements of the building(s)Maintain heating equipment, chillers (air and/ or water cooled), DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems, etc.Monitor and adjust all mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and other equipment necessary to provide a comfortable environment for the buildingsVerify field conditions and perform any necessary repairs or adjustmentsMonitor Energy ManagementRepair doors, ceilings, hand railings, and floors and other general repairs, adjustments and installations about the propertyPerform repairs to plumbing fixtures (water closets, urinals, flush valve assemblies, lavatories, etc.)Perform preventive maintenance duties in accordance with C&W standards, building protocol, manufacturer recommendations and industry best practices, including:Changing filtersCleaning coilsFlushing condensersPunching tubesGreasing fan, pump and motor bearings as requiredInspecting and adjusting beltsReplacing motor bearingsAligning pulleys and shaftsMonitoring condenser, chilled, heating and secondary water chemical treatment and associated feed equipmentCleaning and maintaining cooling towersPerforming annual inspections and other scheduled routines as directedInspect engine room equipment, fan room equipment, cooling tower, all motors, house pumps, electric rooms, back-up generator, fire pump(s), sump pump(s), and ejector pumpsReplace lamps, light fixtures, reinstall or replace signage, and verify rooms are clean and clear of obstructions and debrisCheck for properly operating emergency exit signs and lights and ensure free and clear access to emergency stairs and exitsPerform additional fire and life safety inspections per NFPA and local jurisdiction, C&W standards, building protocol, and as directed by superiors and property managementDocument and report activities to supervisorRespond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concernsComply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habitsComplete all required C&W Safety Training as scheduled annuallyComply with C&W Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hoursAdditional Eligibility QualificationsAppropriate license/permit for trade as may be required (e.g., Journeyman or Master Electrician License, Refrigeration Certificate of Fitness, High Pressure Boiler License, High Pressure Steam Operator, etc.)May be required to have certification as a Universal Technician for CFCs depending on market licensure requirementsPossess and maintain a valid driver’s license and good driving record with periodic checks (where applicable)Basic computing skills in Outlook, Excel,
