Job summary

Fairgrove Property Management is seeking an Onsite Manager for a 29-unit property in Southern California. The part-time role covers leasing, marketing, resident services, and turnover management with a professional, courteous approach for residents and vendors.

The position requires 1–3 years in property management, willingness to live onsite, and availability on weekends. Housing is provided as part of the compensation, and a valid driver's license is required.

Qualifications

• 1-3 years of property management experience.
• Strong communication and customer service skills.
• Must be willing to live onsite.
• Experience with Microsoft Office; AppFolio experience is a plus.
• Able to multitask in a fast-paced environment.
• Available to work weekends when needed.
• Valid driver's and a clean driving record.

Responsibilities

• Be the main contact for residents and vendors.
• Respond to emergencies, including after-hours issues.
• Handle leasing, move-ins, move-outs, and lease renewals.
• Show available units and market vacancies.
• Maintain resident and property records in AppFolio.
• Conduct inspections and coordinate unit turnovers.
• Keep the property clean and well-maintained, including light porter duties.
• Coordinate vendors and monitor completed work.
• Track vacancies, work orders, and other property performance metrics.
• Review and approve vendor invoices.
• Order property supplies and maintain inventory.
• Stay up to date on landlord-tenant and fair housing laws.
• Attend company meetings and training.
