Qualifications

  • Minimum 5 years HOA/COA management experience, onsite required.
  • 2–3 years high-rise experience, 8+ floors.
  • Experience with SIRS required.
  • Florida CAM license required.
  • AMS/CMCA designation preferred.
  • Experience managing amenity-rich communities (pool, spa, fitness, club room).
  • Bachelor's degree preferred; associate degree or equivalent experience required.
  • Proven hiring, supervising and staff development abilities, with focus on growth.

Responsibilities

Role Summary

The General Manager (GM) serves as the Chief Operating Officer of the Condominium Association. This position has ultimate responsibility for the day to day operations, including all activities and relationships between the Association, Board of Directors, members, guests, employees, community, government and industry.

Primary Responsibilities
  • Conduct daily and frequent site inspections to ensure the highest possible standards of safety, courtesy, cleanliness and efficiency are met.
  • Maintain a high visible presence within the community and among the team to provide exceptional customer service by promptly addressing all members’ inquiries, concerns, and feedback.
  • Develop a charismatic personality with the ability to develop positive relationships.
  • Responsible for compliance with all of the community’s policies/procedures as defined by the Board of Directors.
  • Plans, develops and approves operational policies, procedures, methods and regulations related to general operating procedures.
  • Directs the work of all department managers.
  • Primary driver in the development of the annual operating, cash, and capital budgets. Develops periodic checkpoints to assess compliance of the published budget.
  • Responsible for the timely preparation of monthly financial reports to the Board of Directors.
  • Coordinates the development of long-range and annual business plans aligned with association by-laws and policies.
  • Oversees the impact and effect of association policies/programs/processes. Recommends changes as needed.
  • Monitors quality of association products and services to ensure maximum member and guest satisfaction.
  • Secures and protects all the association assets.
  • Establishes and maintains on-going dialogue with members to elicit input on Association direction and improvements.
  • Coordinates with Board of Directors on the development and implementation of all strategic plans.
Secondary Responsibilities
  • Plans, develops and approves specific operational programs, procedures, methods, rules and regulations in concert with general policies.
  • Ensures compliance with purchasing policies and procedures.
  • Ensure all employees are properly trained, supervised, scheduled and are knowledgeable of their responsibilities.
  • Develops, maintains, and disseminates a basic management philosophy to guide all association personnel toward optimal operating results.
  • Supports internal control.
Qualifications
  • Minimum of five (5) years of Homeowners or Condominium Association (HOA/COA) Management experience – Onsite experience required.
  • Two to three (2-3) years of high-rise experience, minimum of 8+ floors.
  • Experience with SIRS required.
  • Florida CAM license required.
  • AMS Certification and CMCA designation preferred.
  • Experienced managing an amenity-rich community (pool, spa, fitness center, club room, and kitchen).
  • Bachelor’s degree preferred; Associate degree or equivalent relevant experience required.
  • Proven experience in hiring, supervising, developing, and, when necessary, terminating staff, with a strong focus on employee growth and team performance.
  • Strong interpersonal and customer service skills, with the ability to communicate effectively, build positive relationships, and provide responsive support to residents, vendors, board members, and staff.
  • Strong written and verbal communication skills. Must have command of the English language both written and verbal.
  • Bilingual preferred, Spanish or French preferred.
  • Financially astute with the ability to read, analyze, explain, and identify weaknesses in financial statements, budgets, balance sheets, income statements, general ledgers, and overspending trends.
  • Technically savvy with the ability to master office and building software, troubleshoot as needed, and work across platforms.
  • Highly organized with the ability to identify priorities, manage time effectively, delegate responsibilities, and oversee daily staff operations and workflows.
Physical Requirements
  • Ability to sit for prolonged periods at a desk and work on a computer.
  • Ability to occasionally stand, walk, bend, or reach as needed.
  • Ability to lift or move objects up to 10–15 pounds (e.g., files, office supplies).
  • Manual dexterity to operate a computer keyboard, mouse, telephone, and other office equipment.
  • Visual acuity to read printed materials, spreadsheets, and computer screens.
  • Hearing and speech ability to communicate effectively in person, by phone, and in virtual meetings.
  • Ability to work in a standard office environment with moderate noise levels.
  • Ability to work a standard schedule, with occasional extended hours as required.
Pay and Benefits
  • Salary: $90,000 - $100,000 per year.
