Job summary

Avenue5 Residential is seeking a Maintenance Supervisor to lead daily maintenance and upkeep for the assigned property. You will ensure compliance with policies, manage service requests, and supervise the maintenance team to meet safety and quality standards.

The role involves hands-on repairs across electrical, plumbing, HVAC, carpentry, and grounds work, plus budget oversight and on-call availability. A strong focus on resident satisfaction and risk management is essential.

Qualifications

• Must have a valid driver’s license and clean driving record.
• Strong customer service and interpersonal skills.
• Excellent organization and time management.
• Ability to multi-task and manage competing priorities.
• Commitment to safety and regulatory compliance.
• Basic math skills and familiarity with maintenance processes.

Responsibilities

• Oversee day-to-day maintenance operations on the property.
• Ensure compliance with company policies and local/state/federal laws.
• Coordinate service requests and unit turnover to standard.
• Perform electrical, plumbing, carpentry, HVAC, and other repairs as needed.
• Inspect grounds, buildings, and amenities for safety and cleanliness.
• Manage emergency responses and on-call rotations as required.
• Monitor maintenance costs to stay within budget and assist budgeting.
• Mentor and lead the maintenance team; promote safety and quality.
• Communicate with property manager about issues and progress.
• Solicit contractors and ensure policy compliance for work performed.
