Qualifications

  • Must be 21+ with a valid driver’s license and clean driving record.

  • Monitor performance and progress to complete projects on schedule.
  • Develop relationships with vendors to obtain best pricing and service.
  • Generate ancillary income through specialty leasing or other avenues.

Application Overview

Working independently and exercising good judgment and discretion. Managing commercial and residential properties while building and maintaining relationships with merchants, retailers, and tenants throughout the portfolio/market.

Responsibilities
  • Prepare detailed annual operating budgets consistent with university assumptions.
  • Collect rent in a professional, timely manner that ensures a healthy balance sheet; proactively pursue collections and determine any uncollectible balances.
  • Prepare monthly expense variance reports for all stakeholders.
  • Oversee the physical and fiscal performance of assigned properties to meet University’s objectives.
  • Manage each property’s key tenant lease obligations, including lease abstracts, rent roll, insurance, co‑tenancy, and related items.
  • Demonstrate solid time‑management and organizational skills, prioritizing day‑to‑day tasks in a fast‑paced environment.
  • Monitor performance and progress so projects are completed on schedule.
  • Develop cooperative relationships with vendors to obtain best pricing and quality service.
  • Generate ancillary income through specialty leasing or other creative avenues to maximize property attributes.
  • Oversee capital expenditures, including selection and oversight of all third‑party vendors.
  • Work collaboratively with other departments to execute the University’s strategic plan.
  • Position is exempt and may require evenings and weekend work due to specific property maintenance issues.
Qualifications
  • Bachelor’s degree in Business Administration, Finance, Accounting, or a related field.
  • Preferred 3+ years of property management experience.
  • To obtain LU‑approved driver certification, individuals must be 21 years of age or older, possess a valid driver’s license with at least five years of documented driving history, and maintain a clean driving record.
Competencies
  • Effective verbal and written communication in English.
  • Strong public communication skills for representing Liberty University.
  • Strong organizational skills.
  • Excellent computer skills and strong working knowledge of Yardi or other property‑management software.
  • Experience in project management, tenant coordination, and risk mitigation at the property level.
  • Knowledge of leasing, contracts, and industry‑related terminology.
  • Intermediate proficiency with Microsoft Office, especially Excel, email, and internet research.
  • Problem‑solving ability to reason, analyze information, and apply judgment to routine and complex problems.
  • Quantitative and analytical skills.
Physical and Sensory Abilities
  • Daily travel to local properties and occasional travel to campus locations and non‑local properties.
  • Often required to sit for extended periods performing deskwork or typing.
  • Regularly required to hear and speak effectively for oral communication.
  • Occasionally required to stand, walk, and climb stairs within buildings or properties.
  • Handle materials, reach overhead, kneel, or stoop to conduct business.
  • Regularly lift 10 pounds or less.
Working Conditions

The primary work environment is a climate‑controlled office setting that is well lit with moderate noise levels. Work outside the office in diverse settings to oversee properties; noise levels vary.

Driving Requirements

Use of a personal vehicle (or LU vehicles) is required for travel to perform essential functions. Proof of a valid driver’s license, an acceptable DMV record, and liability insurance is required.

Time and Location

Full time, onsite.

Compensation

Pay Range: $65,000.00 – $90,000.00. Position may also be eligible for comprehensive benefits, including health insurance, retirement plans, and tuition assistance.
