Novo Properties is seeking a Maintenance Technician to support daily upkeep of our residential properties. Under supervision, you will handle interior and exterior tasks, respond to resident requests, and help ensure a safe, well-maintained living environment.

The role requires a high school diploma or GED, a valid driver's license, 3–5 years of maintenance experience, and a willingness to work on-call on a rotating schedule. Strong communication and customer-service skills are essential.

Responsibilities

• Establish working relationships with supervisors, residents, and vendors.
• Respond to maintenance requests, using work tickets to track calls.
• Maintain building lighting, including light fixture, bulb, and ballast replacements.
• Maintain basic plumbing fixtures and plumbing issues, replacing faucets, toilets, and fixtures as needed.
• Complete minor drywall repairs and painting in units or common areas.
• Maintain and repair doors, locks, windows and screens.
• Correct emergency conditions and perform cleanup as needed.
• Adhere to safety protocols when completing maintenance tickets.
• Provide timely communication of maintenance concerns to the Property Manager.
• Perform other duties as assigned.
• Full-time, 40 hours per week with rotating on-call shifts.

Maintenance Technician

Under the direction of the Property Manager, the Maintenance Technician is responsible for providing excellent resident service through daily maintenance projects as assigned by the direct supervisor. The position ensures the proper physical and mechanical upkeep of the assigned properties of the portfolio by performing general interior and exterior maintenance tasks, as necessary. This position requires flexibility, initiative, and the ability to confidently oversee the maintenance functions of the portfolio. Punctuality, professionalism, and strong customer-service skills are also needed to support the initiatives of this position.

Position Focus

Maintenance

• Perform apartment maintenance task as assigned to maintain and improve the interior, common area and exterior condition of the property.

Customer Service

• Respond to all resident maintenance request in a timely and courteous manner

What you’ll do

• Establish working relationships with supervisors (PM or Maintenance), residents, and vendors.
• Respond to maintenance requests, using work tickets to track calls
• Maintain building lighting, including light fixture, bulb, and ballast replacements, which may involve the use of ladders.
• Maintain basic plumbing fixtures and plumbing issues. This includes replacing faucets, toilets, toilet flappers, showerheads, diverters, fluid masters, and all other plumbing as the property requires.
• Complete, as needed, minor drywall repairs and painting in units and/or common areas.
• Maintain and repair doors, locks, windows and screens, as needed.
• Correct emergency conditions such as flooding, sewer backup, and equipment malfunctions. This includes problem resolution and cleanup during and after corrective action has been taken.
• Respond to all resident maintenance requests in a timely and courteous manner
• Adhere to safety protocols when completing maintenance tickets to ensure the safety of yourself and residents.
• Provides timely communication maintenance concerns or trouble tickets with Property Manager
• Performs other duties as assigned.
• This is a full time, non-exempt position. The schedule will require 40 hours per week, including rotating on-call shifts. Daily working hours will depend on the requirements of the specific property. This schedule is subject to change based on business needs.
