Simplified Real Estate seeks a Maintenance Technician to provide hands-on maintenance across residential properties in New Hampshire, with primary work in Somersworth, Dover, and Rochester. You will diagnose and repair common building needs, plumbing, electrical, carpentry, drywall, painting, fixtures, locks, and appliances within your scope.

You will support unit turns, preventive maintenance, and property inspections.

Qualifications

• Hands-on maintenance or general construction experience is strongly preferred.
• Experience in multifamily housing or residential properties is preferred.
• Knowledge of common residential repairs (plumbing, electrical, carpentry, drywall, painting, fixtures, locks, appliances).
• Ability to safely use common hand and power tools.
• Strong initiative and troubleshooting skills.
• Ability to work independently and take ownership of assigned repairs.
• Must have valid driver’s license and reliable transportation.

Responsabilités

• Provide hands-on maintenance across residential properties in NH, primarily Somersworth, Dover, and Rochester.

Take ownership of repairs, solve everyday property issues, and help keep homes safe, functional, and rent-ready.

If you are the kind of person who sees a maintenance problem and immediately starts figuring out the best way to fix it, this role is built for you. You are hands-on, practical, and comfortable working independently, but you also know when an issue requires additional support or a licensed trade. You take pride in doing repairs correctly, keeping your work area organized, and following through until the job is complete. We are looking for someone dependable, safety-minded, and resourceful - someone who can move between different types of property issues, make sound decisions in the field, and keep work orders moving toward resolution.

THE ROLE

As our Maintenance Technician, you will provide hands-on maintenance support across residential properties in New Hampshire, with most work located in Somersworth, Dover, and Rochester and occasional assignments in Allenstown. You will diagnose and complete common repairs involving plumbing, electrical, carpentry, drywall, painting, fixtures, locks, appliances, and general building needs within your authorized scope. You will also support unit turns, preventive maintenance, and property inspections. This role requires initiative, practical troubleshooting, and dependable follow-through from initial assessment through repair, testing, documentation, and closeout.

ROLE HIGHLIGHTS

• Previous hands-on maintenance or general construction experience strongly preferred
• Experience in multifamily housing, residential properties, facilities, construction, or a related environment preferred
• Working knowledge of common residential repairs, including basic plumbing, electrical, carpentry, drywall, painting, fixtures, locks, and appliances
• Ability to safely and correctly use common hand and power tools
• Strong initiative and practical troubleshooting skills
• Ability to work independently and take ownership of assigned repairs
• Ability to prioritize multiple work orders and adapt as property needs change
• Strong focus on repair quality, safety, cleanliness, and accurate documentation
• Professional communication with residents, Property Managers, vendors, and team members
• Ability to recognize when specialized or licensed support is required and escalated appropriately
• Valid driver's license and reliable transportation required
• Ideally based between Seabrook and Rochester, NH, with regular travel throughout Somersworth, Dover, and Rochester and occasional travel to Allenstown
