Job summary

Alexander Forrest Investments, LLC (AFI) is a Columbia, Missouri-based multifamily real estate investment and management company. We seek a General Counsel Contractor (1099) to partner with leadership on legal strategy, risk management, and compliance across multi-jurisdictional operations.

The role requires a J.D., active U.S. licensure, and 10+ years in real estate law, with experience guiding executives through complex transactions and governance matters.

Qualifications

• J.D. from an accredited law school.
• Active license to practice law in at least one U.S. jurisdiction.
• Minimum of 10 years of legal experience in real estate, multifamily housing, or related practice areas.
• Demonstrated experience advising business leaders on complex legal and operational issues.
• Strong knowledge of real estate acquisitions, financing, property management operations, leasing, Fair Housing, and compliance matters.
• Experience managing litigation and coordinating outside counsel.
• Excellent written, verbal, negotiation, and interpersonal communication skills.
• Ability to balance legal risk with practical business objectives.

Responsibilities

• Develop and implement legal strategies aligned with AFI's objectives.
• Advise leadership on legal risks, compliance, and strategic initiatives.
• Ensure compliance with federal, state, and local laws affecting multifamily housing.
• Identify, assess, and mitigate legal risks in acquisitions, financing, and operations.
• Review, draft, negotiate, and revise contracts, leases, vendor agreements, and other documents.
• Provide legal support for acquisitions, financing, due diligence, and restructurings.
• Oversee litigation and coordinate with outside counsel.
• Advise on Fair Housing, landlord-tenant matters, and regulatory compliance.
• Monitor legal changes and recommend actions; assist with governance and records.

Education

Juris Doctor (J.D.) degree

Active license to practice law in at least one U.S. jurisdiction

Minimum of 10 years of legal experience in real estate or multifamily housing

Experience advising business leaders on complex legal issues

Strong knowledge of real estate acquisitions, financing, and compliance

Experience managing litigation and coordinating outside counsel

Excellent written, verbal, negotiation, and interpersonal communication

GENERAL COUNSEL (1099 CONTRACTOR)

The General Counsel Contractor serves as AFI's primary legal advisor and strategic legal partner. This position is responsible for overseeing legal matters impacting the organization, including real estate transactions, litigation management, corporate governance, regulatory compliance, contract review, employment-related legal matters, and risk mitigation. The ideal candidate will provide practical legal guidance that supports the company's continued growth while protecting AFI's interests across multiple jurisdictions.

This is a 1099 independent contractor position and is not a W-2 employment opportunity. Nothing in this posting should be construed as creating an employment relationship, guaranteed hours, or a full-time position.

Job Duties

• Develop and implement legal strategies that align with AFI's operational and growth objectives.
• Advise company leadership on legal risks, compliance requirements, and strategic business initiatives.
• Ensure compliance with applicable federal, state, and local laws affecting multifamily housing operations.
• Identify, assess, and mitigate legal risks related to acquisitions, financing, property management, employment matters, and business operations.
• Review, draft, negotiate, and revise contracts, agreements, leases, management agreements, vendor contracts, and other legal documents.
• Provide legal support for acquisitions, dispositions, financing transactions, due diligence reviews, and ownership restructurings.
• Oversee litigation, claims, disputes, and administrative proceedings while coordinating with outside counsel when appropriate.
• Advise on Fair Housing, landlord-tenant matters, property operations, employment law issues, and regulatory compliance matters.
• Monitor changes in laws and regulations that may impact the organization and recommend appropriate actions.
• Assist with corporate governance matters, including entity management, corporate records, and compliance documentation.
• Develop and update company policies, procedures, and risk-management protocols.
• Conduct training and educational sessions for company leadership and staff on legal and compliance topics.
• Collaborate with executive leadership and department heads to support business objectives while maintaining legal and ethical standards.

Qualifications
