Job summary

Hotel Earl is seeking a Maintenance Director to lead and coordinate maintenance across multiple properties in Michigan. This hands-on leadership role oversees one Maintenance Manager and collaborates with property leadership, front desk, housekeeping, vendors, and contractors to keep properties safe, clean, and well-maintained.

Qualifications

• Hands-on maintenance knowledge across building systems and equipment.
• Experience supervising maintenance staff across multiple properties.
• Valid driver's license and ability to travel between properties.
• Criminal and motor vehicle background checks required.
• Ability to plan, schedule, and manage preventive maintenance programs.
• Strong organizational and communication skills; able to work with guests, staff and vendors.

Responsibilities

• Oversee maintenance, repairs, preventive maintenance, and property upkeep across multiple properties.
• Perform hands-on maintenance across plumbing, electrical, HVAC, carpentry, painting, fixtures, equipment, locks, lighting, appliances, guest rooms, public spaces, grounds, and building systems.
• Supervise and coach one Maintenance Manager and ensure work meets company standards.
• Prioritize daily work orders, urgent repairs, room readiness issues, safety concerns, and long-term projects.
• Develop and execute preventive maintenance programs to reduce downtime and extend asset life.
• Conduct regular property inspections to identify maintenance needs and safety hazards.
• Coordinate with front desk, housekeeping, and leadership to minimize guest disruption.
• Manage vendor and contractor relationships, schedules, estimates, quality, and timelines.
• Maintain organized records of work orders, inspections, maintenance, and parts.
• Assist with maintenance budgets by monitoring labor, parts, and materials.
• Ensure compliance with safety standards, policies, brand expectations, and local requirements.
• Maintain tools, equipment, and shop areas in safe, clean, and organized condition.
• Identify capital improvement needs and recommend priorities to leadership.
• Lead by example with professionalism, accountability, and service mindset.
