Description

GENERAL DESCRIPTION

The Mortgage Processor is responsible for processing residential real estate loans from application through closing while ensuring compliance with Bank policies, investor guidelines, and applicable federal and state regulations. This position obtains and verifies required documentation, coordinates with borrowers and third parties, and works closely with Mortgage Loan Officers, underwriters, closers, and funders to facilitate timely loan approvals and closings.

ESSENTIAL FUNCTIONS OF JOB
  1. Obtain and verify all documentation necessary to process residential mortgage loan applications in accordance with Bank, investor, and regulatory requirements.
  2. Gather, review, and upload required loan documentation from borrowers, employers, financial institutions, and other third parties.
  3. Communicate regularly with Mortgage Loan Officers regarding loan status, outstanding documentation, processing issues, and closing timelines.
  4. Verify that incoming documentation is complete, accurate, and sufficient to support underwriting requirements and update loan files as new information is received.
  5. Coordinate with mortgage origination, underwriting, closing, and funding staff regarding loan status, conditions, and outstanding requirements.
  6. Compile documentation required for loan approval, including conventional, portfolio, FHA, VA, USDA, PMI, investor, and permanent loan file requirements.
  7. Maintain accurate and current loan application information within the Loan Origination System throughout the loan process.
  8. Communicate with borrowers, builders, realtors, title companies, appraisers, surveyors, and other third parties regarding loan status and documentation requirements.
  9. Order appraisals, title work, surveys, flood certifications, and other required services promptly to support established closing deadlines.
  10. Submit loan files for underwriting within established departmental timelines to allow sufficient time for the completion of underwriting conditions prior to closing.
  11. Monitor loan files to ensure processing milestones and regulatory deadlines are met.
  12. Perform all other duties as assigned.

Requirements

REQUIRED SKILLS
  1. Working knowledge of residential mortgage processing, mortgage documentation, investor guidelines, and applicable federal and state regulations.
  2. Excellent organizational, customer service, time management, and multitasking skills.
  3. Ability to effectively communicate with borrowers, Mortgage Loan Officers, underwriters, title companies, builders, realtors, vendors, and other Bank personnel.
  4. Ability to prioritize multiple loan files while maintaining accuracy and meeting deadlines.
  5. Strong attention to detail with effective analytical and problem-solving skills.
  6. Proficiency with Loan Origination Systems, Microsoft Office applications, and standard business software.
  7. Ability to work independently while collaborating effectively within a team environment.
  8. COMMUNICATION SKILLS: Ability to read, analyze, and understand mortgage documentation, investor guidelines, policies, procedures, and business correspondence; ability to prepare routine correspondence and communicate effectively with customers, employees, and third parties.
  9. MATHEMATICAL SKILLS: Ability to calculate interest, percentages, debt-to-income ratios, loan-to-value ratios, and other financial calculations associated with residential mortgage lending.
  10. CRITICAL THINKING SKILLS: Ability to utilize sound judgment when reviewing documentation, identifying deficiencies, resolving routine processing issues, and carrying out written and verbal instructions.
  11. SUPERVISION RECEIVED: Works under general supervision while exercising independent judgment in processing assigned loan files. Unusual situations or policy exceptions are referred to the supervisor.
  12. PLANNING: Responsible for organizing workload, prioritizing assigned loan files, coordinating activities with internal departments and third parties, and meeting processing and closing deadlines.
  13. DECISION-MAKING: Performs work requiring frequent decisions affecting loan quality, processing efficiency, customer service, regulatory compliance, and closing timelines.
  14. MENTAL DEMAND: Close mental demand requiring continuous attention to detail, organization, multitasking, regulatory compliance, and changing priorities.
  15. ANALYTICAL ABILITY / PROBLEM-SOLVING: Ability to identify documentation deficiencies, resolve routine processing issues, evaluate loan information, and recommend appropriate solutions.
  16. PUBLIC CONTACT: Frequent contact with borrowers, builders, realtors, title companies, appraisers, vendors, and other external parties requiring professionalism, effective communication, and sound judgment.
  17. EMPLOYEE CONTACT: Frequent interaction with Mortgage Loan Officers, underwriters, closers, funders, management, and other Bank personnel requiring coordination of efforts and timely communication.
PHYSICAL REQUIREMENTS and WORKING CONDITIONS

While performing the essential functions of this job, the employee is regularly required to sit, stand, walk, use hands, reach with hands and arms, and communicate effectively. The employee may occasionally climb, balance, stoop, kneel, crouch, or crawl. Must occasionally lift, move, push, or pull up to 25 pounds and frequently lift or move up to 10 pounds. Specific vision abilities required include close vision. This position primarily operates in an indoor office environment with a moderate noise level.

REQUIRED EXPERIENCE / EDUCATION

High school diploma or GED required. Associate's degree in business, Finance, Accounting, or a related field preferred.

One (1) to three (3) years of residential mortgage processing experience preferred.

Experience processing conventional, FHA, VA, USDA, portfolio, and secondary market mortgage loans preferred.

Working knowledge of residential mortgage documentation, investor guidelines, and regulatory requirements.

Strong written and verbal communication skills.

Proficiency with Loan Origination Systems and Microsoft Office applications.

An equivalent combination of education, training, and related work experience may be considered.

REPORTING RELATIONSHIP

This position reports directly to the Mortgage Loan Operations Manager. The Mortgage Loan Operations Manager reports to the Executive Vice President, Mortgage Operations. The Executive Vice President, Mortgage Operations reports to the President of American National Bank & Trust who then reports to the Chief Executive Officer.
