Job summary

Foothills Bank is seeking a Mortgage Loan Originator in Arizona to generate residential mortgage loans through referrals from real estate brokers, builders and developers. The role requires pre-qualifying homebuyers, collecting documentation and guiding the file through underwriting and closing.

Key focus areas include building a broad referral network, meeting sales targets, and maintaining up-to-date knowledge of FHA/VA/USDA and conventional programs.

Qualifications

  • High school diploma or equivalent.
  • Three or more years of outside sales experience.
  • Experience in residential and mortgage lending functions.
  • Good knowledge of FHA, VA, USDA, and conventional procedures.
  • Proficiency in Ellie Mae Encompass Software and the ability to learn additional computer applications.
  • Strong interpersonal skills to maximize business contacts and develop relationships with mortgage loan customers.
  • Analytical ability for residential real estate analysis and recommendations.
  • Working knowledge of mortgage regulatory guidelines (e.g., truth-in-lending, HMDA, RESPA, ECOA, FDPA, etc.).
  • Knowledge of real estate compliance.

Responsibilities

  • Proactively support the real estate team and bank staff.
  • Meet sales volume and goals from internal and external referrals.
  • Attend sales meetings in residential lending and banking.
  • Ensure compliance with regulations and bank policies with compliance and QA staff.
  • Develop qualified leads through referrals, canvassing, cold calling, and networking.
  • Establish and maintain referral relationships with Realtors, builders and developers.
  • Identify networks with professionals to maximize revenue.
  • Counsel and pre-qualify homebuyers and complete applications with required documents.
  • Oversee loan process by monitoring status and ensuring conformity with terms.
  • Assist in collecting documentation and communicating loan status to all parties.
  • Work with processors/closers to prepare files for underwriting and closing.
  • Maintain knowledge on mortgage products, underwriting guidelines and regulations including conventional, FHA, VA, Rural Development, and portfolio loans.

POSITION SUMMARY:

Mortgage Loan Originator will have extensive contact with customers, vendors, the public, and bank staff and will interact in a professional and courteous manner and conduct him/herself in such relationships in a manner that will enhance the overall efficiency and image of the bank. This position is primarily responsible for increasing branch referrals and outside sales by generating residential mortgage loans through solicitation of individual borrowers, real estate brokers, builders, and developers. They are also responsible for taking a residential mortgage loan application and offers or negotiates terms of a residential mortgage, residential construction, and residential land/lot loans.

DUTIES AND RESPONSIBILITIES:
  • Ability to work with and support the real estate team and bank personnel proactively, respectfully, and positively.
  • Responsible for meeting sales volume and goals from internal and external referrals.
  • Attend all sales meetings, both in the residential lending department and bank.
  • Accurately and completely comply with all regulations and bank policies and procedures and actively work with compliance and quality control staff along with all peers and bank personnel.
  • Develop qualified leads through internal and external referrals, canvassing, face to face cold calling, and networking the real estate community.
  • Establish and maintain customer referral relationships with Realtors, builders, and developers.
  • Responsible for identifying and building effective networks with other professionals to maximize revenue.
  • Demonstrate the ability to counsel and pre-qualify homebuyers, accurately and thoroughly complete applications and obtain all necessary support documents along with appropriate fee and lock-in information in compliance with mortgage lending regulations.
  • Oversee the loan process by monitoring loan status and ensuring conformity with loan terms and agency guidelines.
  • Assist in collecting all documentation and communicating loan status to all parties.
  • Work with the mortgage and construction loan processors/closers in preparing the loan file for underwriting and closing.
  • Maintain current knowledge on mortgage products, underwriting guidelines, and industry regulations including but not limited to conventional, FHA, VA, Rural Development, and portfolio loan programs. Particular attention and focus should be on serving the low-to-moderate (LMI) in TFB's general markets.
  • Must comply with applicable laws and regulations, including but not limited to, Truth-in-Lending/Real Estate Settlement Procedures Act (TRID), the Bank Secrecy Act, the Patriot Act, and the Office of Foreign Assets Control, and Community Reinvestment Act (CRA).
About You
QUALIFICATIONS:
  • High school diploma or equivalent.
  • Three or more years of outside sales experience.
  • Previous experience in residential and mortgage lending functions.
  • Good knowledge of FHA, VA, USDA, and conventional procedures.
  • Proficiency in Ellie Mae Encompass Software and the ability to learn additional computer applications
  • Have well-developed interpersonal skills to maximize business contacts and develop a working relationship with current and potential residential real estate loan customers.
  • A high level of analytical ability to conduct residential real estate analysis and recommend alternatives available in cases where initial analysis revealed insufficient financial posture.
  • Working knowledge of various mortgage regulatory guidelines (e.g., truth-in-lending, HMDA, RESPA, ECOA, FDPA, etc.)
  • Good knowledge of real estate compliance.
KNOWLEDGE, SKILL, ABILITY:
  • The ability to developbusiness leads is critical.
  • The willingness to make sales calls to potential referral sources is a requirement.
  • Is responsible for a width of information including but not limited to: the organizations current mortgage loan interest rates, commitment/rate lock/relock fee procedures, consumer loan products/rates/guidelines that are used in conjunction with Mortgage Lending.
  • The ability to motivate or influence senior level personnel, internally or externally, is a key component of the job, requiring a significant level of expertise, credibility, influence and trust. Proficiency in developing and delivering material presentations on complex topics can be important to fulfilling the responsibilities of the position. The inability to communicate at this level would disqualify the individual from being able to fulfill their job responsibilities.
WORK ENVIRONMENT:

Must be able to routinely perform work indoors in climate-controlled private office with minimal noise.

Specific vision abilities required by this job include: The worker is required to have close visual acuity to perform an activity such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal; extensive reading; visual inspection involving small defects, small parts, and/or operation/inspection of machines and/or using measurement devices at distances close to the eyes.

Starting salary is dependent upon relevant experience and may vary based on the geographic location of the position.
