Maintain the integrity and efficient operation of building systems in all assigned buildings and perform a variety of tenant services in accordance with ABM’s established operational and safety procedures.
Pay: $45.84 per hour.

Essential Functions:
- Maintain, repair, and ensure the efficient operation of all building systems, including HVAC, water treatment, electrical, plumbing, energy management, fire protection, and structural systems.
- Install, fabricate, construct, troubleshoot, and repair complex mechanical and electrical equipment with supervision as needed.
- Perform tests and physical inspections of fire suppression and alarm systems.
- Receive work assignments, plan work, and obtain necessary tools, equipment, and materials. Complete work and documentation in a timely manner.
- Demonstrate thorough knowledge of serviced equipment and employ service procedures and techniques indicative of first-class work. Follow inspection and service procedures outlined in preventative maintenance and loss control programs.
- Keep the shop, equipment rooms, and common areas clean, organized, and safe. Properly care for equipment, tools, and uniforms.
- Maintain a logbook of daily activities and events.
- Regularly inspect all building areas, report deficiencies, and suggest improvements.
- Assist in monitoring contractors, inspecting work, and generating deficiency lists.
- Respond to tenant requests and complaints regarding building operations.
- Be available for various shifts, fill in for other personnel, and work extended hours, nights, weekends, and holidays as needed. Respond to after-hours emergencies such as fire, flooding, severe weather, power outages, and other situations including clean-up activities.
- Contribute to maintaining high standards in building operation, appearance, and tenant relations through daily work practices.
Requirements and Qualifications:
- High School diploma or equivalent preferred.
- Minimum of 5 years of operational experience in a high-rise office building or related building trade.
- Possess, maintain, or obtain all required licenses by code, including NYCFD Refrigeration License (Q99/Q01), FDNY COF Standpipe and Sprinkler (S12 and S13), P98, F01, F60/G60.
- Hands-on experience with HVAC, electrical, and mechanical equipment.
- Experience with structured preventive maintenance programs.
- Ability to read schematic drawings.
- Ability to work independently and as part of a team.
- Organizational and multitasking skills.
- Knowledge of safe operation of equipment, power, and hand tools.
- Effective communication skills with coworkers, tenants, and vendors.
- Basic computer skills for daily work operations.
- Exemplary tenant relations and customer service skills.
- Familiarity with OSHA standards.
Physical Requirements:
- Stand, walk, reach, use arms, push, pull, and grasp regularly.
- Sit, stoop, crouch, kneel, crawl, balance, climb stairs/ladders, work at heights, and in various temperatures.
- Lift/move up to 20 pounds regularly, and 50+ pounds occasionally.
- Vision abilities include close, distance, color, and depth perception.
- Movement between departments, buildings, and floors required.
Internal and External Contacts:
- Extensive interaction with tenants, vendors, contractors, and other employees.
Reporting Structure:
- Report to the Chief Engineer; in their absence, the Property Manager provides supervision and guidance. Work performance is reviewed periodically.
