Job summary

Greystar is seeking a Maintenance Technician to ensure vacant apartment homes meet the company’s quality standards for re-leasing. You will perform repairs, caulking, and sheetrock inspections to bring units to market-ready condition.

Role requires completing make-ready tasks, maintaining safety practices, documenting work orders, and supporting cost-control programs. Some travel and flexible hours including evenings and weekends may be required.

Qualifications

• Maintains make-ready checklist and completes required maintenance documentation in a timely manner.
• Inspects and repairs sheetrock as needed.
• Performs touch-up painting and cosmetic repairs per supervisor instructions.
• Adheres to safety policies and participates in safety trainings.

Responsibilities

• Completes all needed repairs and improvements to apartment homes prior to resident move-in by following the community’s make-ready checklist.
• Ensures apartment homes have been properly caulked and sealed around windows, sinks, toilets, bathtubs, and showers.
• Inspects sheetrock for damage and repairs/replaces as needed.
• Performs touch-up paints for vacant and occupied units as directed by Service Supervisor or Community Manager.
• Maintains grounds, common areas, and amenities; cleans, paints curbs and signage as needed.
• Supports cost-cutting by fixing rather than replacing parts when possible and using materials efficiently.
• Completes make-ready checklist and maintenance documentation; reports accidents promptly.
• Complies with safety policies; attends safety meetings and trainings.

JOB DESCRIPTION SUMMARY

Ensures that vacant units meet the established quality standards for re-leasing by performing technical and mechanical work that ensures the timely turn of all vacant apartment homes to market ready condition that meet the Company’s standards for occupancy.

• Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
• Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
• Completes make-ready checklist and all other required maintenance documentation in a timely manner as required by the Supervisor or Manager.
• Complies with Greystar’s safety and risk-management policies by attending and participating in the community’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
• Demonstrates customer services skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency.

Physical Demands:

• Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
• Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
• Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
• Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
• Incumbents must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends and holidays.

The hourly range for this position is $23.00- $24.00

• Corporate Positions:Inaddition to the base salary, this role may be eligible to participateina quarterly or annual bonus program based onindividual and company performance.
• Onsite Property Positions:Inaddition to the base salary, this role may be eligible to participatein weekly, monthly, and/or quarterly bonus programs.
