Job summary

Two Coast Living in Tacoma, WA is seeking a Make-Ready Technician to prepare vacant apartments for new residents, performing maintenance, repairs, and cosmetic improvements to our standards.

You will work with the Maintenance and Property Management teams, ensure move-in readiness, and support ongoing property upkeep. The role requires a high school diploma, at least one year of related experience, and a valid driver's license; onsite schedule Monday to Friday.

Qualifications

• High school diploma or GED required.
• Minimum 1 year of relevant experience in apartment maintenance, handyman work, or make-ready/turnover work.
• Must be at least 18 years of age.

Responsibilities

• Complete apartment turnover (make-ready) work, including painting, surface repairs, fixture replacement, appliance testing, HVAC filter changes, flooring and carpet touch-ups, and general cleaning.
• Ensure apartments meet company quality and safety standards prior to move-in.
• Support the maintenance team with ongoing repairs, preventative maintenance, and property upkeep as needed.
• Maintain a clean, safe, and organized work environment in accordance with company and industry safety standards.

Position Summary

TheMake-Ready Technician is responsible for preparing vacant apartment homes for new residents by completing maintenance, repairs, and cosmetic improvements to company standards. This role plays a critical part in ensuring apartments are move-in ready on schedule and that every resident’s first impression of their home is a positive one.

The Make-Ready Technician works closely with the Maintenance and Property Management teams and may assist with general maintenance needs across the property as required.

Work Arrangement

• Location:Onsite / Boulders at Puget Sound / Tacoma, WA
• Schedule: Full-time, Monday through Friday, 8:00 AM – 5:00 PM
• On-Call / Weekends: Occasional, based on business needs

Key Responsibilities

• Interact professionally and courteously with residents and team members while working throughout the community

Compensation

• Base Salary Range: $24– $26 per hour(dependent on experience, skills, and location)
• Bonus Eligibility: Discretionary bonus upon eligibility
• Incentives: Eligibility based long-term incentives and performance-based awards
• FLSA Status: Non-Exempt

Final compensation will be determined based on qualifications, experience, education, certifications, and market considerations.

Qualifications & Experience

• Minimum 1 year of relevant experience in apartment maintenance, handyman work, or make-ready/turnover work

Physical Requirements

• Ability to safely use tools and equipment with manual dexterity and stamina, including lifting up to 25 pounds frequently and up to 50 pounds occasionally
• Ability to stand, walk, climb stairs and ladders, kneel, crouch, or crawl as required
• Ability to work indoors and outdoors in varying weather conditions

Additional Requirements

• Must maintain a personal tool kit appropriate for completing assigned work
• Valid driver’s license required to operate company-owned or personal vehicles for business purposes
• Occasional off-site travel to pick up supplies
