Job summary

ZRS Management in Frisco, TX is seeking a Make Ready Technician to complete unit turnovers, perform repairs, and ensure vacant homes meet company standards for new tenants. You will coordinate with the maintenance team, sanitize units, and maintain tools and safety practices while delivering reliable resident-ready service.

Responsibilities

• Complete all make-ready tasks within established timeframes to minimize vacancy loss.
• Perform repairs including plumbing, electrical, painting, drywall, and flooring.
• Ensure appliances are operational and in good condition.
• Change locks and install lockboxes, alarms in vacant homes.
• Monitor supplies and coordinate with Maintenance Supervisor to fulfill orders.
• Inspect units to identify repairs or maintenance needed.
• Coordinate with maintenance staff to ensure efficient workflow.
• Maintain accurate records of maintenance tasks and supplies used.
• Notify management of needed supplies or equipment for make-ready tasks.
• Adhere to safety regulations and company policies during repairs and cleaning.
• Ensure tools and equipment are used safely and maintained properly.
• Clean and sanitize vacant units when required.
• Communicate with property management on status of make-ready units.
• Ensure all vacant homes meet ZRS standards before move-in.
• Walk vacant homes before move-in and write punch lists.
• Complete and track preventive maintenance during turnover.
• Complete work orders assigned by Supervisor.
• Provide excellent customer service to residents and potential tenants.
• Comply with Fair Housing requirements and laws.

WORKING CONDITIONS and PHYSICAL DEMANDS:

The Make Ready Technician must be able to work in various weather conditions and environments. Work may be performed in both indoor and outdoor settings. on a daily basis. The person should be able to tolerate dust, chemicals and other substances and environmental conditions associated with maintenance work. The Make Ready Technician is regularly required to stand for several hours at a time and to lift heavy objects occasionally throughout the day. The person must be able to climb stairs, walk, push and pull with both arms, reach, squat, bend and twist repeatedly at the waist and use tools with both hands to perform a substantial amount of the regular job responsibilities. The Make Ready Technician must be able to lift a moderate amount of weight (i.e., forty-five to fifty pounds). This position may be required to work weekends as needed.
