Job summary

Arete Res is seeking a Make Ready Technician to prepare vacant apartment homes to market-ready condition. The role involves quality repairs, punch work, and ensuring homes meet Arete Res standards for a strong first impression.

The ideal candidate will perform turns, uphold safety, and support the maintenance team to deliver clean, show-ready homes on schedule. A commitment to quality and teamwork is essential.

Qualifications

  • High School Diploma or equivalent preferred.
  • Minimum of one year apartment maintenance or make-ready experience preferred.
  • Basic knowledge of painting, drywall repair, basic plumbing, basic electrical, carpentry, appliance installation and repair, and flooring repairs.
  • Valid driver's license and reliable transportation preferred.
  • Ability to work a flexible schedule, including occasional weekends when necessary.

Responsibilities

  • Complete all assigned apartment turns in accordance with company standards, budgets, and timelines.
  • Perform quality make-ready work including painting, drywall repair, appliance installation, plumbing repairs, carpentry, flooring repairs, caulking, fixture replacement, and general maintenance.
  • Ensure all apartment homes are fully prepared for occupancy and meet Arete Res quality standards prior to resident move-in.
  • Complete all punch list items identified during quality inspections.
  • Assist with apartment inspections to identify necessary repairs and scope of work.
  • Maintain clean, organized, and safe work areas throughout the make-ready process.
  • Communicate immediately with the Maintenance Supervisor regarding delays, additional costs, or unforeseen repairs.
  • Assist in maintaining curb appeal and common area presentation.
  • Ensure all vacant apartment homes remain secure, clean, and show-ready.
  • Identify and report deferred maintenance or potential property liabilities.
  • Support preventative maintenance initiatives as assigned.
  • Maintain company assets, tools, and equipment in proper working condition.
  • Provide exceptional customer service to residents, teammates, and vendors.
  • Represent Arete Res professionally during all interactions.
  • Respond courteously and professionally when interacting with residents.
  • Support the maintenance team in completing resident service requests as needed.
  • Adhere to all company policies, OSHA regulations, and safety procedures.
  • Utilize proper PPE at all times.
  • Maintain a safe and organized work environment.
  • Report all safety concerns, accidents, and incidents immediately.
  • Properly store and handle all chemicals, paints, and maintenance materials.

The Make Ready Technician is responsible for preparing vacant apartment homes for new residents by performing quality repairs, completing punch work, and ensuring all homes are market-ready according to Arete Res standards. This position requires a strong commitment to quality, urgency, accountability, and teamwork while supporting the mission of creating exceptional experiences.

Essential Responsibilities
Apartment Turn & Make Ready Operations
  • Complete all assigned apartment turns in accordance with company standards, budgets, and timelines.
  • Perform quality make-ready work including painting, drywall repair, appliance installation, plumbing repairs, carpentry, flooring repairs, caulking, fixture replacement, and general maintenance.
  • Ensure all apartment homes are fully prepared for occupancy and meet Arete Res quality standards prior to resident move-in.
  • Complete all punch list items identified during quality inspections.
  • Assist with apartment inspections to identify necessary repairs and scope of work.
  • Maintain clean, organized, and safe work areas throughout the make-ready process.
Turn Performance Expectations
  • Ensure 100% of assigned apartment homes are completed within five (5) business days unless otherwise approved by management.
  • Complete all apartment turns within approved make-ready budgets.
  • Deliver apartment homes that meet company quality standards on the first inspection.
  • Minimize rework by performing repairs correctly and thoroughly the first time.
  • Communicate immediately with the Maintenance Supervisor regarding delays, additional costs, or unforeseen repairs.
Property Appearance & Asset Preservation
  • Assist in maintaining excellent curb appeal and common area presentation.
  • Ensure all vacant apartment homes remain secure, clean, and show-ready.
  • Identify and report deferred maintenance or potential property liabilities.
  • Support preventative maintenance initiatives as assigned.
  • Maintain company assets, tools, and equipment in proper working condition.
Resident Service & Customer Experience
  • Provide exceptional customer service to residents, teammates, and vendors.

  • Multifamily industry experience.
  • HVAC certification or EPA certification.
  • Bilingual (English/Spanish) preferred.

Key Performance Expectations

The Make Ready Technician will be evaluated on the following performance standards:

  • 100% of assigned apartment turns completed within five (5) business days.
  • Apartment turns completed within approved budget parameters.
  • 95% or greater first-pass quality inspection success rate.
  • Minimal rework required due to workmanship issues.
  • Consistent adherence to safety standards and company policies.
  • Positive teamwork and collaboration with onsite teams.
  • High standards of cleanliness and presentation in all completed homes.
Physical Requirements
  • Frequently lift and carry up to 75 pounds.
  • Regularly stand, walk, bend, stoop, kneel, climb stairs, crouch, and reach.
  • Ability to use ladders and maintenance equipment safely.
  • Ability to work indoors and outdoors in varying weather conditions.
  • Ability to use hand and power tools safely and effectively.
