Job summary

S2 Residential is seeking a Make Ready technician in Houston, TX to prepare homes for new residents. You will inspect and ready units, assist the maintenance team on major projects and in emergencies, and coordinate trash-out with the grounds crew.

You will inspect appliances, A/C systems, safety devices, and construction details, then perform routine maintenance such as replacing bulbs, testing safety equipment, and timing unit handovers to leasing staff. Valid driver’s license required.

• Ability to work with the maintenance team on projects and emergencies.
• Willingness to perform routine maintenance and assist with turn-ins.

Property Name:The ArgyleHow you’ll make an impact:Assisting residents and your maintenance team alikeAs a Make Ready, you prepare our resident’s future home by inspecting it and making sure it’s move-in ready.Assist the maintenance team with any major projects or repairs as well as in emergency situationsWhat you’ll do:Coordinate the trash out of apartments with the grounds team.Inspect appliances, faucets, A/C systems, safety devices, etc. to ensure they are in working condition.Inspect work of the unit’s construction and point out any chipped or missing paint, flooring, tile, etc.Identify parts, supplies, materials, and pending items needed to complete the unit turn in a timely manner.Perform routine maintenance as needed by replacing exterior light bulbs, ensuring the irrigation system is in working condition, and walking the property to identify any potential liabilities.Complete service requests by testing/inspecting safety equipment and devices, perform water/sewer extractions, replace blinds and A/C filters, and other tasks assigned by the Lead Maintenance.Change front door and mailbox locks before turning the unit back over to the leasing team.Who you are:Passionate about making an impact in the lives of your team and communityDetail oriented and observantEnjoys working in the outdoor airPossess a willingness to help.Valid driver license and auto liability insurance is requiredMust have reliable transportationYour core values:Positive attitudeOutstanding customer service; able to consistently surprise and delight our residentsA true team player - willing to work and support at all levelsOur Hours:9:00 a.m. to 6:00 p.m., Monday thru Friday; 10:00 a.m. to 5:00 p.m., Saturday; closed, Sunday. The Make Ready position requires the ability to work any of the seven days of the week, 52 weeks of the year. Hours of operation are subject to change on time of year and based on the Property’s needs and resident activities.Physical Demands:Ability to continuously walk for 8 or more hours per day. It is estimated an Assistant Lead Maintenance technician will spend 99-100% of their time moving and on their feet.Frequently moving boxes weighing up to 50 pounds across the office for various needs.
