Job summary

Rensselaer Housing Authority is seeking a maintenance worker to perform semi-skilled tasks across heating, HVAC, electrical, plumbing, carpentry and general building care. The role requires ability to troubleshoot and repair boilers, water heaters, pumps, wiring and fixtures, plus operate basic machinery.

Regular hours are Monday to Friday 8am-4pm with bi-weekly pay. The position requires an NYS Class D license or equivalent, a valid phone, reliable vehicle for on-call rotations, and completion

Qualifications

• Two years of full-time work in building maintenance or related trades, or equivalent.
• Two years as a laborer in mechanical or construction trades, or equivalent.
• High school diploma or equivalency required; pre-employment drug and physical screening.

Responsibilities

• Maintenance tasks for heating systems: troubleshoot/repair boilers, pumps and water heaters.
• Maintenance tasks for HVAC units: troubleshoot and repair ductwork and equipment.
• Electrical maintenance: troubleshoot and repair wiring, fixtures and motors.
• Plumbing maintenance: troubleshoot and repair fixtures, piping and valves.
• Carpentry and general construction work: doors, windows, locks, drywall and finishes.
• Operate trucks, air compressors, and other equipment; on-call rotations.
• Snow removal and grounds maintenance.

TYPICAL WORK ACTIVITIES:

• Performs semi-skilled tasks related to the installation, inspection, cleaning, maintenance of Heating Systems- Troubleshooting and repair of boilers, pumps, water heaters, valves, and associated plumbing
• Performs semi-skilled tasks related to the installation, inspection, cleaning, and overall maintenance of HVAC Units- Troubleshooting and repair of HVAC equipment and ductwork
• Performs semi-skilled tasks related to the installation, inspection, cleaning, maintenance of Electrical- Troubleshooting and repair of electrical wiring, motors, fixtures, breakers, and associated electrical equipment
• Performs semi-skilled tasks related to the installation, inspection, cleaning, maintenance of Plumbing- Troubleshooting and repair of plumbing fixtures, sinks, toilets, piping, hoses, valves, pumps, and associated equipment;
• Performs semi-skilled tasks related to the installation, inspection, cleaning, maintenance- Troubleshooting and repair of cabinets, doors, windows, locks, flooring, drywall, and other construction materials;
• Operates trucks, air compressors, Kubota tractors (not required but preferred), and other motorized equipment;
• Experience with Mortise Locksets, cylinder replacements, will train to cut keys.
• Maintains grounds by performing snow removal activities, and general cleanup;
• Performs carpentry work, paint exteriors and interiors of buildings and structures;
• Performs manual labor related to the project to which assigned.

SPECIAL REQUIREMENTS:

• Must always possess a valid New York State Class D driver license or a valid driver license equivalent to a New York State Class D driver license at the time of appointment and maintenance of said license for the duration of employment.
• Must privately maintain a mobile phone and provide employer with the number.
• Must own a reliable personal vehicle and be willing to use it for after-hours emergencies. Compensation includes drive time pay and a stipend during mandatory rotational on-call shifts.
• Must pass a pre-employment drug and physical screening.

THIS POSITION REQUIRES MANDATORY OVERTIME INCLUDING SNOW REMOVAL AND ON-CALL ROTATION.

MINIMUM QUALIFICATIONS:

• TWO (2) years of full-time paid work experience as a maintenance worker, or its part-time paid equivalent, in building maintenance or repair, or a related skilled trade field: OR
• Two (2) years of full-time paid work experience as a laborer in one or more of the mechanical or construction trades: OR
• Any equivalent combination of training and experience
• Graduation from high school or possession of a high school equivalency diploma.

REGULAR HOURS are: Monday- Friday from 8am-4pm and Pay is Bi-Weekly
