Job summary

Scioto Management Group seeks a Maintenance Technician to perform electrical and plumbing work, preventive maintenance, and make-ready tasks in apartments. You’ll respond to service requests, address hazards, and maintain pool area safety. Weekend on-call and own basic tools are required in this full-time, non-exempt role in Columbus, OH reporting to the Property Director/Onsite Manager.

Qualifications

  • Requires a High School Diploma or equivalent; trade school preferred.
  • 2–5 years general maintenance experience, 6 months apartment maintenance preferred.
  • Electrical and plumbing experience required.
  • Willingness to work weekends for on-call duties.
  • Must carry a company cell phone for business use.
  • Able to lift and move heavy objects; read/write English at an intermediate level.
  • Strong interpersonal and communication skills.

Responsibilities

  • Respond to resident/management requests and service requests.
  • Identify and correct hazardous conditions; participate in inspections.
  • Perform preventive maintenance on equipment and apartments.
  • Prepare vacant apartments for move-in and complete make-ready tasks.
  • Clean and maintain pool daily and log chemical balance.

Maintenance Technician

Reports to: Property Director and/or Onsite Manager

Supervises: N/A

Major Functions of This Job Include:
  • Respond to Resident/Management Requests and Service Requests.
    • Use Service Requests and schedules to establish priorities. Property Manager's requests and emergencies should be top priority.
    • Complete any maintenance service requests within scope of management responsibility.
  • Identify and correct hazardous property conditions. Participate in property inspections to identify and correct hazardous property conditions.
  • Perform preventive maintenance as directed by the Property Manager and/or Lead Maintenance Technician on equipment and apartments.
  • Prepare vacant apartments for move‑in.
    • Review the make‑ready board or take directions from supervisor to determine action to be taken on apartments.
    • Make all repairs/replacements necessary for apartment to be occupied.
  • Clean and maintain pool daily. Monitor and maintain proper chemical balance of pool water. Update pool logs and/or records.
  • Attendance is an essential job function.
Other Aspects of Job
  • May be requested to assist in other areas of property including painting, grounds keeping, trash pick‑up, pool maintenance, housekeeping, office support, etc., depending on property needs.
  • Attends and participates in meetings/training programs required.
  • Must have reliable transportation and tools used for basic maintenance.

Qualifications

  • Requires a minimum of 2+ - 5 years general maintenance experience and at least 6 months of apartment maintenance is preferred.
  • Must have experience in Electrical and Plumbing.
  • Must be willing to work on weekends for on‑call duty as scheduled.
  • Must use and carry a company cell phone to conduct company business only.
  • Requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/equipment), climbing ladders/stairs, and walking on rooftops.
  • Requires manual dexterity sufficient to operate small‑motorized equipment (i.e. repetitive hand/wrist, gripping and elbow motion).
  • Must be able to complete tasks wearing appropriate safety equipment (i.e. back belts, goggles, masks, gloves, etc.).
  • Must be able to read, write in English at intermediate level.
  • Requires public contact and strong interpersonal skills (both verbal and written).
  • Must be able to apply common sense understanding to carry out instructions and plans.
Environmental/Working Conditions

Will be exposed on a regular basis to outdoor environment (i.e. heat, cold, damp, rain, snow, etc.). Will be exposed to chemicals. Will also have light to moderate potential for exposure to injuries (i.e. chemicals, electrical, machinery, tools, lifting, etc.). Will be exposed to some low‑level noise when using power tools. Hazards can be minimized with proper lifting techniques, and compliance with general/company safety training; wearing property equipment and following Company policies and procedures. We are a drug‑free company.
