Job summary

South Middlesex Opportunity Council, Inc. in Framingham, MA seeks a Maintenance Technician for Special Projects to handle a broad range of repairs across SMOC properties. You will perform electrical, HVAC, carpentry, plumbing, and general upkeep tasks and manage work orders with safety compliance.

The role requires independent work, on-call availability, and reliable transportation for travel within SMOC’s portfolio. Schedule is Monday–Friday, 8:00 AM–4:30 PM, 40 hours weekly.

Qualifications

  • High School Diploma or GED is required.
  • Valid Massachusetts Driver's License and reliable transportation.
  • Experience in housing/facility maintenance.
  • Ability to work independently.
  • Flexibility to work on-call shifts.
  • Demonstrable use of basic hand tools and power tools.

Responsibilities

  • Perform a wide variety of general building maintenance repairs and services.
  • Complete turnover of vacant rooms/apartments as directed.
  • Monitor and maintain building systems as assigned.
  • Complete work orders and communicate changes or delays.
  • Perform external property work including cleaning and basic landscaping.
  • Install and repair basic electrical, plumbing, and carpentry hardware.
  • Maintain safety standards and professional conduct with tenants and staff.
  • Travel across SMOC properties as needed.

Maintenance Technician, Special Projects

Full Time Manual Labor 7 Bishop Street, Framingham, MA, Framingham, MA, US

Salary Range: $27.00 To $29.40 Hourly

Summary: Responsible for the completion of all maintenance service requests for SMOC properties as assigned. Maintenance may include the primary fields of electrical; heating, ventilation and air conditioning (HVAC); carpentry; plumbing, painting, etc., in addition to basic repairs and upkeep of appliances and building hardware.

Primary Responsibilities:

  • Perform a wide variety of general building maintenance repairs and services as assigned utilizing hand, power and specialty tools.
  • Complete turnover process of vacant rooms/apartments as directed by the Maintenance Field Supervisor.
  • Monitor and maintain all building systems as assigned.
  • Complete assigned work orders and communicate timely and effectively regarding any changes, delays or closing of work orders.
  • Perform external property work which may include picking up trash, sweeping curb and dumpster areas, shoveling/blowing/plowing snow and basic landscaping.
  • Communicate any unusual occurrence and/or damage that have taken place or that may occur.
  • Installing wooden structures and repairing existing wooden structures, installing windows, installing exterior or interior doors, interior trim work
  • Installing and repairing wiring and conductive elements and electrical components in buildings and other structures
  • Installing, inspecting, and repairing pipes, fixtures, and plumbing systems
  • Work within expense limits established.
  • Basic competence using payroll and work order mobile applications.
  • Maintain a professional courteous manner with all tenants, vendors, contractors, and other employees.
  • Assure all safety standards comply with company, local, City, State and Federal guidelines.
  • Special projects and other responsibilities as may be determined.
  • Engage all clients/tenants by understanding and addressing their needs whether within or outside the scope of work.
  • Attend & participate in team meetings as requested and communicate effectively with clients and staff in other areas.
  • Maintain confidentiality of client, employee and agency information in accordance with federal and state laws and funder requirements.
  • Ensure compliance with program/department, agency and/or funder requirements, as well as, SMOC policies & procedures.
  • Requires regular travel throughout SMOC’s entire property portfolio and regional service areas including cities and towns such as, but not limited to Framingham, Ashland, Hudson, Marlboro, Worcester, Millbury, Northbridge, Oxford, Palmer, Spencer, Springfield, Chicopee, Leominster, Fitchburg and Lowell.
  • Other duties as assigned.

Knowledge and Skill Requirements:

  • High School Diploma or GED

  • Flexibility in schedule and willing to work “on-call” shifts
  • Demonstrable use of basic hand tools and power tools

Organizational Relationship:Directly reports to Director of Facilities. Direct reports to this position are none.

Working Conditions:Travel with own vehicle is required; On Call rotation required; Working in inclement weather conditions; Must be able to work on ladders As part of the responsibilities of this position, the Maintenance Technician will have direct or incidental contact with clients served by SMOC in various programs funded or administered through the Executive Office of Health and Human Services. A successful background check is required.

Monday through Friday: 8:00AM - 4:30PM. Includes a 30-minute unpaid lunch break.
40 Hours per week.
