The Maintenance Technician is responsible for:

  • Timely coordination, execution, and thorough documentation of completion of repairs to common area andunit repairs. This includes physical systems maintenance, monitoring and forecasting physical interior andexteriorcomponentsoftheproperty.
  • Administrative accountability includes use of mobile and fixed computerized applications to ensure thatwork assignments, progress, forecast and history is thoroughly and timely documented to support fiscalgoalsoftheproperty.
  • Porter/custodial responsibilities are an essential and ongoing function of this position. Maintenance Technicians are expected to perform these duties as part of their regular daily responsibilities.

TheMaintenanceTechnicianreportstotheMaintenanceSupervisor,ortotheCommunityManagerintheabsence of a Maintenance Supervisor. The reporting hierarchy may also include management under a Senior Community Manager, Area Manager, Regional Manager, and DirectorofOperations.

ESSENTIAL RESPONSIBILITIES
PropertyOperations
  • Responsible for performing ongoing porter/custodial duties, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, and maintaining the cleanliness and appearance of all common areas.
  • Responsible for maintaining all areas of the property in a safe, clean and attractive manner.
  • Responsible for identifying, documenting, and repairing health and safety risks on the property.
  • Responsible for identifying, documenting, and coordinating complete, correct, and timely repairs to common areas and where third party vendor participation is required.
  • Responsible for recording, tracking, and completing work orders within the company’s designated platform on common areas and within residential units within established completiontimelines.
  • Maintain maintenance shops and storage areas in a clean, organized manner, and keep property equipment in good condition.
  • Assistin theschedulingandturningofvacantunitspriortoresidentoccupancy.
  • AssisttheCommunityManagerinapartmentinspections.
  • Maintainup-to-dateknowledgeregardingcurrentcontractswithvendorsandsuppliers.
  • Responsible for after-hour, weekend, and holiday emergency repair needs.
  • All other duties as assigned.

  • Participation in all maintenance projects and training classes asdirected.
  • Consistently perform assigned porter/custodial responsibilities as an essential function of the position to maintain a safe, clean, and professional environment for residents, guests, and employees.

  • Respond to Supervisor on all resident complaints in a timely and professionalmanner.
  • Create a community of preservation and appeal based on clean and presentable environment that is consistent for our residents and noticeable to the community atlarge.
  • Maintain a presentable and professional attire that is representative of the companystandards by wearing the company issued Quality Management Group uniform.
Community Relations
  • Assist Maintenance Supervisor and or Community Manager with ongoing positive relationships with residents, external agencies, and partners as directed.
  • Assist Maintenance Supervisor and or Community Manager with various Resident Programs as directed.
General
  • Must attend Company sponsored events that relate to the development of the team, which, from time to time, may include travel and overnight stays at locations away from the employee’shome.
  • May be required to work at different locations.
  • This position may require the availability to work some nights, weekends and occasional holidays based upon the needs of thecommunity.

  • Must have practical experience, working knowledge and ability to perform:
  • Minor electrical repairs on items such as appliances, fixtures, switches, outlets, etc.
  • Minor plumbing repairs to clear drain stoppages, replace fittings and faucets.
  • Perform minor carpentry work, such as fitting doors, repairing cabinetry, aligning, and unsticking windows and doors, sanding and refinishing hardware and surfaces, fence repair and rebuild, etc.
  • Grounds repairs of sprinklers, valves, and timers.
  • Minor masonry, concrete, fencing, and painting.
  • Set up and operate appropriate equipment, machines, and tools according to the specification provided by the manufacturer.
  • Working knowledge regarding water and gas meter shutoffs and sewer cleanouts for common areas and individual units.
  • Understand safety data sheet (SDS) protocols and procedures to maintain a safe working environment.
  • Demonstrate knowledge of EEO and fair housing policies. Show respect and sensitivity for cultural differences, educate others on the value of diversity, promote a harassment-free environment, and build a diverse workforce.
  • Other duties as may be needed relevant to facilities maintenance.
EXPERIENCE
  • Minimum of a high school education orequivalent.
  • Minimumtwoyearsofrecentexperienceinapartmentmaintenance orarelatedfield.

  • 7-8 hours of walking daily

This position does not come with a unit. Valid driver's license required. This position is for Mesa Vista in Costa Mesa and The Cove in Newport Beach.
