Job summary

Roundhouse is seeking a maintenance worker to keep our properties in top condition in Marion, MT. You’ll perform hands-on repairs across multiple systems and quickly respond to work orders to protect property integrity.

The role is part-time with no company benefits; you’ll join a team dedicated to reliable service and resident satisfaction in a growing real estate portfolio.

Qualifications

  • High school diploma or equivalent.
  • At least one year in general maintenance and repair work.
  • Working understanding of plumbing, electrical, HVAC, CPO, and carpentry systems.
  • Strong communication and customer-service mindset.
  • Valid driver’s license and reliable transportation.
  • Ability to work independently and as part of a team.
  • Physical capacity to lift up to 50 pounds, stand/walk long hours, climb ladders, and work outdoors in all weather.
  • Basic computer skills, including Microsoft Office and property management software.

Responsibilities

  • Handle hands-on repairs across plumbing, electrical, HVAC, carpentry, painting, and pool/spa systems.
  • Respond quickly to work orders and complete to a high-quality finish.
  • Walk the property to catch maintenance issues early and ensure safety compliance.
  • Maintain curb appeal by keeping grounds and common areas clean and functional.
  • Coordinate with Maintenance Supervisor on tasks, purchases, and vendors.
  • Keep records of work performed, materials, hours, and status.
  • Take turns in after-hours on-call rotation and assist with snow/ice removal.
  • Keep maintenance software updated so orders are current and on time.

$22-$23/hour + commissions Monday, Wednesday, Friday 9am-3pm, plus on-call rotation

Final compensation is based on experience, skills, and qualifications.

What you'll own
  • You are responsible for the upkeep, repair, and overall health of the property. On any given day you might:
  • Handle hands-on repairs across plumbing, electrical, HVAC, carpentry, painting, and pool and spa systems.
  • Respond fast to work orders and see each one through to a high-quality finish.
  • Walk the property to catch maintenance issues early and keep it compliant with safety and health codes.
  • Protect curb appeal by keeping grounds, building exteriors, and common areas clean and functional.
  • Partner with the Maintenance Supervisor to prioritize tasks, approve purchases, and coordinate vendors.
  • Keep clear records of the work you do, including materials, hours, and completion status.
  • Take your turn in the after-hours emergency on-call rotation and pitch in on snow and ice removal.
  • Stay on top of your maintenance software so every work order is current, accurate, and on time.
  • Follow all safety procedures in the Employee Handbook, SOPs, OSHA standards, and on-equipment labels.

What you bring
  • High school diploma or equivalent.
  • At least one year in general maintenance and repair work.
  • A working understanding of plumbing, electrical, HVAC, CPO, and carpentry systems.
  • Strong communication and a genuine customer-service mindset.
  • A valid driver's license and reliable transportation.
  • The ability to work independently and as part of a team.
  • The physical capacity to lift and carry up to 50 pounds, stand and walk for long stretches, climb ladders, and work outdoors in all weather.
  • Basic computer skills, including Microsoft Office and property management software.
A leg up if you have:
  • Trade school or technical certification.
  • Onsite multifamily maintenance experience.
  • Experience with Yardi Voyager, RentCafe, AIRM, LEO, Appwork, or similar CRM tools.
  • Spanish fluency.
The tools you'll bring

You provide and maintain a basic set of personal hand tools. We supply power tools and larger equipment as needed.

Within 30 days of your start date, please have the following on hand: 10" crescent wrench, 6" crescent wrench, thermometer, 9.5" channel lock pliers, 6.5" channel lock pliers, set of nut drivers, wire crimping tool with cutters, set of allen wrenches, phillips screwdriver, straight screwdriver, needle-nose pliers, set of socket wrenches, razor knife, hammer, putty knife, non-contact voltage tester, GFCI tester, tape measure, multimeter, drill, and drill bits.

Given this role is a part‑time position, you will not be eligible for company benefits.
