Summary of Duties of the Maintenance Technician

Community buildings and grounds are the physical representation of our commitment to the health, safety, comfort, and happiness of our residents. The primary responsibilities of the Maintenance Technician are painting, apartment room turns, unit preparation, and general maintenance. The Maintenance Technician is responsible for ensuring vacant resident apartments are thoroughly prepared, repaired, painted, cleaned, and ready for new occupancy in a timely and professional manner.

The Maintenance Technician performs painting and touch-up work throughout resident apartments and common areas, including walls, ceilings, doors, trim, baseboards, and other painted surfaces. Responsibilities include preparing surfaces for painting, patching and repairing drywall, filling nail holes and cracks, sanding, caulking, priming, and applying paint to achieve a clean and professional finish.

The Maintenance Technician manages and performs apartment room-turn/turnover duties, including inspecting vacant apartments, identifying maintenance and repair needs, completing necessary repairs, painting and touch-ups, replacing damaged fixtures and hardware, completing minor carpentry and plumbing repairs, cleaning and preparing the apartment, and ensuring the unit is safe, functional, and ready for the next resident.

Additional responsibilities include general maintenance operations for the interior and exterior of the facility, including electrical, refrigeration, plumbing, heating and cooling, structural maintenance, grounds care, and parking areas. The Maintenance Technician renders quality maintenance services that meet resident and community needs and enhance safety and the overall appearance of the community. The Maintenance Technician reports to the Maintenance Director.

Essential Functions of the Maintenance Technician

Performs painting and room-turn responsibilities as a primary function of the position, ensuring vacant apartments are properly repaired, painted, cleaned, and prepared for new residents.

Inspects vacant apartments following resident move-out and identifies painting, repair, cleaning, replacement, and general maintenance needs.

Completes apartment turns in a timely manner according to established community standards and move-in schedules.

Prepares surfaces for painting by patching holes, repairing minor drywall damage, sanding, scraping, caulking, priming, and cleaning surfaces as needed.

Paints walls, ceilings, doors, trim, baseboards, closets, and other interior surfaces in resident apartments and community areas.

Performs paint touch-ups and corrective painting throughout the community as needed.

Maintains clean, straight, and professional paint lines and finishes.

Protects flooring, furniture, fixtures, appliances, and other surfaces during painting and repair work.

Removes and properly disposes of painting materials, debris, and other waste following completion of work.

Performs minor drywall, carpentry, plumbing, electrical, fixture, hardware, and other maintenance repairs required during apartment turns.

Replaces or repairs damaged or worn items including door hardware, blinds, fixtures, faucets, light fixtures, outlets, switches, and other minor components as needed.

Inspects doors, locks, cabinets, countertops, flooring, walls, ceilings, plumbing fixtures, lighting, appliances, and other apartment components during room turns.

Ensures apartments are clean, orderly, safe, functional, and move-in ready before being released for occupancy.

Performs heavy cleaning and moving of furniture, fixtures, equipment, and materials in apartments and throughout the community as needed.

Cleans outside of resident apartment doors and maintains the appearance of apartment entrances.

Operates, maintains, and cleans housekeeping equipment such as vacuum cleaners, buffers, carpet cleaning machines, and mop units.

Ensures maintenance and repair service levels are maintained for electrical, plumbing, refrigeration, heating and cooling, structural facilities, grounds, and parking areas.

Responds timely to maintenance requests from residents, associates, and management, including repair or replacement of interior fixtures and furnishings.

Monitors the level and quality of services performed by outside contractors in accordance with lease agreements, service contracts, and warranties.

Maintains accurate records, including equipment information and serial numbers.

Ensures implementation of ongoing preventive maintenance and energy conservation programs.

Maintains emergency procedures and equipment and assists with implementation of emergency procedures for the safety of residents and associates.

Maintains a clean, organized, and safe work environment free of hazards.

Maintains an adequate inventory of tools, painting supplies, maintenance materials, and other supplies necessary for productivity.

Cleans light fixtures and replaces designated light bulbs.

Complies with community policies and procedures.

Works collaboratively with other associates and provides assistance as needed to contribute to the smooth operation of the department and community.

Demonstrates safe and proper techniques when using paints, chemicals, cleaning solutions, tools, and equipment.

Demonstrates knowledge of emergency and safety procedures.

May be required to report to the community during off-hours to address building emergencies and ensure the safety of residents, associates, and the community.

Non-Essential Functions of the Maintenance Technician

Supports and participates in resident-centered activity programs.

Participates in projects or committees as assigned.

Attends associate meetings, in-service education, and associate functions as requested by the supervisor.

Assists with a variety of tasks involving residents as assigned.

Knowledge, Skills, Abilities, and Experience

High School Diploma or GED required.

Minimum of two to three years of experience in maintenance, painting, apartment turns, carpentry, plumbing, electrical, HVAC, or related building maintenance.

Demonstrated experience with interior painting, surface preparation, drywall patching, caulking, sanding, priming, and paint touch-ups preferred.

Experience completing apartment, residential, hotel, senior living, or other room turns preferred.

Ability to inspect vacant apartments and identify items requiring repair, replacement, painting, cleaning, or additional attention.

Knowledge of proper painting techniques, tools, materials, and surface preparation.

Knowledge of general maintenance and repair of minor equipment.

Ability to safely operate hand tools, power tools, ladders, painting equipment, vacuum cleaners, buffers, carpet cleaning machines, and other maintenance equipment.

Ability to speak, read, and write in English.

Ability to push loaded carts and use vacuum cleaners, buffers, carpet cleaning machines, and other equipment.

Ability to lift at least 40 pounds.

Ability to bend, stand, lift, stoop, sit, carry, stretch, climb, and walk for extended periods.

Must have manual dexterity to operate tools and equipment.

Mechanical aptitude and ability to troubleshoot routine maintenance issues.

Ability to follow directions, prioritize work orders, and complete room turns according to established deadlines.

Must be able to relate to residents, families, and staff in a courteous and diplomatic manner under all circumstances.

Must be friendly, dependable, and have excellent interpersonal skills.

Ability to work independently while also functioning effectively as part of a team.

Ability to work flexible hours and respond to emergencies when required.

Knowledge of proper cleaning materials and their safe use.

Demonstrates knowledge of infection control and appropriate cleaning and sanitation practices.

Successful criminal background check and drug testing required.

Ability to get along well with others and maintain a professional attitude.
