Job summary

Cushman & Wakefield seeks a Maintenance Technician for multifamily communities in Raleigh. You will perform make-ready tasks, respond to resident requests, and carry out essential maintenance across plumbing, HVAC, electrical, and carpentry to ensure top-tier move-in quality.

You will maintain grounds and common areas, participate in on-call coverage, and follow safety policies while delivering excellent resident service daily.

Qualifications

  • EPA 608 Type II certification required or must obtain; state/local requirements apply.
  • Basic maintenance skills in plumbing, HVAC, electrical, carpentry, painting.
  • Must be able to read and interpret safety rules and maintenance instructions.

Responsibilities

  • Prepare make-ready apartments including painting and general repairs to ensure a quality move-in experience.
  • Respond promptly to resident requests with a professional attitude.
  • Perform maintenance tasks in plumbing, HVAC, electrical, carpentry, painting; snow removal where applicable.
  • Maintain grounds and amenities and ensure safety of common areas.
  • On-call scheduling may be required for after-hours emergencies.
  • Report maintenance concerns to the Maintenance Supervisor and perform scheduled tasks.

Job Description Summary

The Maintenance Technician provides support and is accountable for delivering on our commitments to our residents. This includes quality move-ins, residential satisfaction, expedited service, and personal attention to the resident. The Maintenance Technician responds to our residents' service needs and is instrumental in helping deliver superior customer service to our residents.

ESSENTIAL JOB DUTIES
  • Prepares make ready apartments, which may include painting, carpet repairs, cleaning, general repairs, housekeeping duties, and any necessary duties to provide our residents with that quality move in experience.
  • Responds to resident requests in a timely manner and with a professional attitude.
  • Has knowledge of maintenance functions such as plumbing, HVAC, basic electric, general carpentry skills, painting, and snow removal (if applicable).
  • Maintains grounds, pools/ hot tubs, common areas, and dog park amenities to keep clean, operational, and safe for our residents.
  • On call scheduling may be required to respond to after hour emergencies.
  • Reports any maintenance concerns on vacant units, models, and common areas, to the Maintenance Supervisor.
  • Performs maintenance as scheduled by the Maintenance supervisor.
  • Knowledgeable state, local, and federal fair housing laws.
  • Attends and participates in training programs as required by Cushman and Wakefield.
  • Performs all duties as assigned, in a timely manner.
  • Delivers superior customer service and represents the company in a professional manner at all times.
  • Dresses per Cushman and Wakefield uniform and professional appearance standards.
  • Maintains all safety procedures and safeguards all company tools and equipment.
  • Achieves high productivity through reliable and punctual on-site attendance, and timely reports any tardiness and/or attendance issues to immediate supervisor.
  • Perform any other related duties as required or assigned.
COMPETENCIES
  • Valid Driver's license, EPA 608 - Minimum Type II and CPO or local city required certificate.
  • Ability to read/ understand documents such as policy manuals, safety rules, operating and maintenance instructions.
  • Ability to compute rate, ratio, and percent and to prepare and interpret bar graphs.
  • Ability to deal with problems involving several known variables in situations of a routine nature.
  • Ability to utilize common sense understanding in order to carry out written, oral or diagrammed instructions.
  • Ability to add, subtract, multiply, divide in all units of measure, using whole numbers, common fractions, decimals.
  • Ability to write routine reports and correspondence.
  • Follow all safety procedures.

WORK ENVIRONMENT

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

PHYSICAL DEMANDS

While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time. They must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly operate office machinery. The employee must be able to travel up to 10% of the time. Travel may vary in frequency and duration. The employee must demonstrate the ability to exert up to 100 pounds occasionally, and/or up to 100 pounds frequently, and/or up to 100 pounds of force constantly to lift, carry, push, pull, or move objects.
