Job summary

Positive Investments, Inc. is seeking a Maintenance Technician to manage the physical integrity and daily maintenance operations of our assigned properties in Rialto, California.

You will be the boots on the ground ensuring residents have a safe, functional, and beautiful home, handling technical repairs and vendor management. This role emphasizes hands-on, proactive upkeep, including preventative maintenance, move-in/move-out inspections, and rapid response to turnovers.

Qualifications

  • 2+ years of property management or building maintenance experience.
  • Proficient in carpentry, electrical, plumbing, and appliance repairs.
  • Strong communication with residents, vendors, and teams.
  • Willingness to be on-call for after-hour or weekend emergencies.
  • Physically capable of lifting over 100 pounds and performing manual tasks.

Responsibilities

  • Coordinate and execute work orders and maintenance projects.
  • Diagnose and repair HVAC, electrical, plumbing, carpentry, drywall, and appliances.
  • Conduct move-in/move-out inspections and daily safety checks.
  • Manage apartment turns within 1-7 days and respond promptly to concerns.
  • Follow preventative maintenance programs and safety inspections.
  • Use Yardi to enter and close work orders and generate reports.

Are you a hands-on problem solver who takes pride in keeping a property looking and running its best? Positive Investments, Inc. is looking for a Maintenance Technician to manage the physical integrity and day-to-day maintenance operations of our assigned properties.

This isn't just a desk job-you will be the \"boots on the ground\" ensuring our residents have a safe, functional, and beautiful place to call home. From technical repairs to vendor management, you will play a critical role in the success of our community.

What You'll Do
  • Daily Operations: Coordinate and execute work orders, property turns, and ongoing maintenance projects.
  • Expert Repairs: Diagnose and repair issues involving HVAC, electrical systems, plumbing, carpentry, drywall, and appliances.
  • Property Inspections: Conduct move-in/move-out inspections and daily checks of common areas (pools, fitness centers, grounds) to ensure safety and cleanliness.
  • Rapid Response: Manage apartment \"turns\" within 1-7 days and respond to resident maintenance concerns professionally and promptly.
  • Preventative Care: Follow established preventative maintenance programs, including moisture management and safety inspections.
  • Tech-Forward Admin: Use Yardi to enter and close work orders, manage documentation, and generate operational reports.
What You Bring to the Table
  • Experience: At least 2 years of property management or building maintenance experience.
  • Technical Skills: Proficiency in carpentry, electrical, appliance, and plumbing repairs.
  • Communication: Ability to interact courteously with residents, vendors, and team members
  • Reliability: You are punctual and willing to be \"on-call\" for after-hour or weekend emergencies
  • Physical Strength: Comfort with physical labor, including climbing, reaching, and the ability to lift/move over 100 pounds
  • Digital Proficiency: Comfort using Microsoft Office and a quick learner of proprietary software like Yardi.
